Tandridge Pre-Purchase Roof Survey
A roof survey before you buy a house or flat in Tandridge, with drones and thermal imaging where they help. Get in touch for a price.
- Loose pots and cracked flaunching
- Gaps where slates or tiles have come loose
- Worn or lifted lead flashings
Pre-purchase roof survey in Tandridge: what you get
Some roofs can’t be seen well from the ground or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and look from ground level, windows and the loft instead. We are often asked to look into patch repairs that may hide an ongoing problem and standing water on a flat extension roof, across flat-roofed extensions and dormers, clay and concrete tiles and the roof space.
Some older homes in villages like Tandridge are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

When to book a survey in Tandridge
Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.
We’re often asked to look at:
- Damp timbers or stains in the loft
- Blistered or split felt on a flat roof
- Gutters that overflow or drip at the joints
- Roof slopes that look uneven or sagging
Take an older house close to Church of St Peter: the roof may have had decades of patch repairs, and the survey shows where they are.
Choosing a roof surveyor
- Which parts of the roof they’ll actually see
- What exactly goes into their report
- Whether they hold professional indemnity and public liability insurance
- How much experience they have with roofs like yours
Tandridge: your questions answered
Do you cover smaller places like Tandridge?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Does a conservation area affect roof work in Tandridge?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Does your survey replace a RICS home survey?
No. It is a roof survey by an experienced roof surveyor, with a written report and photographs. It is not a RICS survey and doesn’t cover the rest of the house.
How long does a pre-purchase roof survey take?
It usually takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
How do I arrange a pre-purchase roof survey in Tandridge?
Simply call 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Can you survey a shared roof?
Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to, and the report makes that clear.
Can I take the findings back to the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.
How the survey works
We’ll ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Tandridge can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Tell us about any leaks, stains or damp patches you know of
- Make sure pets are kept safely away
- Unlock side gates and any roof access doors
Book a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

Can I check my roof myself?
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Watch for stains or fresh paint on ceilings below the roof
- Find out whether the roof has been replaced or patched
- Arrange the survey as soon as your offer is agreed
- Ask whether there are papers for past roof work
You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
Different roofs, different checks
Chimney stacks
A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.
Lead flashings and valleys
Lead flashings seal the joints where a roof meets a wall or chimney. We look for lead that has lifted, split or been patched over.
What affects the price in Tandridge
To price your survey, we check:
- Any need for thermal images or a drone flight
- How many separate roofs there are, like extensions, dormers and garages
- Commercial roofs and larger buildings
- Roof area
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.
Helping us price your survey
There’s no need for technical words. It’s enough to let us know:
- What kind of property and roof it is
- Any photos you have, taken from ground level or a window
- When you need the report by
- The address and postcode of the property
A quick phone call is typically the easiest start: call 07833 053749 or drop us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.
