How a pre-purchase roof survey works in Bradwell Abbey

Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. If you’re worried about quick fixes on flashings and valleys and standing water on a flat extension roof, a survey will tell you what’s going on.

Being in a small place like Bradwell Abbey makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Rented homes, blocks and businesses

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the survey around it.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or drop us an email with the addresses.

The survey, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Bradwell Abbey can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we’ll get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Advice

Common questions in Bradwell Abbey

How do I find out if my home in Bradwell Abbey is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Bradwell Abbey?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What’s the best way to book?

It is easiest to ring 07833 053749 or drop us an email. Let us know the address and a little about the roof. We survey seven days a week.

Will the roof report help me negotiate with the seller?

Yes. You will have photos and a written description of each defect, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Can you survey in bad weather?

It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

What happens if roof problems are left?

It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and a Premium report comes the same day, which helps it fit around your exchange date. Where a roof is exposed, as many are in small places like Bradwell Abbey, driving rain gets into any weakness, and damp in older walls is slow to dry out.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

Why us?

  • Satisfaction rate of 98%

Prices for pre-purchase roof surveys in Bradwell Abbey

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The package you choose: Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see
  • Whether it’s a home or a commercial building

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your roof before you book.

What to let us know when you get in touch

There’s no need for technical words. Just tell us:

  • The property’s address and postcode
  • Access details, such as a loft hatch or a shared roof
  • Where water is showing inside, if it is
  • Dates you’re working to, such as exchange

Not sure which survey you need? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Signs you need a pre-purchase roof survey in Bradwell Abbey

Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that do not match can be signs that something has leaked before. We note what we see so you can ask about it.

A survey can pick up problems such as:

  • Loose pots and cracked flaunching
  • Old water stains in the loft space
  • Bitumen or mortar used in place of proper repairs
  • Gutters choked with leaves and moss

If your house is among the older ones in the streets near Church of St Lawrence, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before you book any roof surveyor

  • Is there a chance to talk the report through?
  • What exactly goes into their report
  • Which limits apply to the survey
  • Their drone registration, if they fly one

What’s in a roof survey

Roof by roof

Natural slate

Good slate is one of the longest-lasting roof coverings, yet the nails that fix it frequently give out first. When slates start to slip, corroded nails are frequently the reason.

Chimney stacks

A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked.
