Pre-purchase roof survey in Loughton, Milton Keynes
Wondering about the roof at a property in Loughton? You can book a pre-purchase roof survey in Loughton and across Milton Keynes.
- Bitumen or mortar used in place of proper repairs
- Blistered or split felt on a flat roof
- Sagging ridge lines or uneven roof slopes
How we price pre-purchase roof surveys
The price reflects the time and kit the roof needs. That comes down to:
- House, block, shop or office
- Which survey package you book
- How big the roof is
- Chimneys, valleys, parapets and other details
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
Getting in touch
We will typically ask about:
- Where any leaks, stains or damp patches show inside
- When you need the report by
- The kind of building and roof involved
- What made you get in touch
If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
How a pre-purchase roof survey works in Loughton
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and look from the ground, windows and the loft instead. If you are worried about blistered or split felt on a flat roof and patch repairs that may hide an ongoing problem, we can find out what’s behind it, on natural slate, chimney stacks and the roof space alike.
In a smaller place like Loughton, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Practical tips
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:
- Mention any deadline when you contact us
- Check the lease for roof repair responsibilities
- Find out whether the roof has been replaced or patched
- Book once your offer is accepted
It is worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.
Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.

When you need someone else
A survey is a careful look at the roof, but it can’t do everything. The main limits are:
- The condition of the rest of the house (that is a RICS home survey)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- How a seller will respond, or what the house is worth
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and doesn’t.
What this survey covers
- The roof space
- Clay and concrete tiles
- Lead flashings and valleys
- Flat-roofed extensions and dormers
- Chimney stacks
- Gutters and downpipes
- Natural slate
Your questions about pre-purchase roof surveys in Loughton
My home in Loughton has a flat-roofed garage or porch. Is it worth having that looked at?
It is often worth it, as these roofs are easy to forget. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.
Is my home in Loughton listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
When will the report arrive?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable as you book.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It is a roof survey by an experienced roof surveyor, with a written report and photographs. It is not a RICS survey and doesn’t cover the rest of the house.
Should I get a roof survey as well as a RICS home survey?
It is your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.
What you can safely check yourself
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.
What we do, step by step
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Homes around Loughton often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Make sure we can get to the back of the property
- Keep pets inside or away from the areas we’re looking at
- Let us know about parking before the day
