Pre-purchase roof survey in Brooks Green

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a proper look at it before you are committed. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there is safe access. The findings come in a written report with photos. If you’re worried about sagging ridge lines or uneven roof slopes and damp timbers or stains in the loft, a survey will tell you what’s going on, on natural slate, the roof space and flat-roofed extensions and dormers alike.

Older buildings in small places like Brooks Green may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

FAQs for Brooks Green

Will you come out to Brooks Green?

Yes, Brooks Green is on our map. A small place gets exactly the same survey as a big one.

Do you carry out roof surveys in Brooks Green?

Yes, Brooks Green is one of the places we work. The survey and report are the same in Brooks Green as anywhere else.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To arrange a date, call 07833 053749 or drop us an email.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you need to go inside the property?

Ideally, yes. We look in the roof space where there’s safe access, and views from upper windows help too. The agent or seller can arrange entry.

Does the weather affect the survey?

Light rain doesn’t typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

How long does a pre-purchase roof survey take?

The visit typically takes between one and two hours at a typical house, with time for the loft where it can be reached. We will give you an idea of timing as you book.

Do you need a pre-purchase roof survey in Brooks Green?

Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t test for it or carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.

Common reasons to book include:

  • Loose pots and cracked flaunching
  • Blocked or leaking gutters
  • Worn or lifted lead flashings
  • Blistered or split felt on a flat roof

In and around Brooks Green, as anywhere, a roof is easiest to deal with when its problems are found early.

Questions to ask before you book

  • Whether you get a written report with photos
  • Whether any drone flown is registered with the CAA
  • Which viewpoints they use to see the roof
  • Whether you can ask questions once you have the report

What a good roof survey covers

How the survey changes by roof type

Clay and concrete tiles

Tiled roofs often last half a century or longer. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and the South East. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it’s a target for thieves.

Buying a home or a new roof in Brooks Green

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

How we price pre-purchase roof surveys

Not every roof costs the same to survey, for these reasons:

  • House, block, shop or office
  • If the survey needs thermal imaging or a drone
  • Height and safe access
  • Extra roofs, like extensions, dormers or garages

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Helping us price your survey

When you call or email, these details help:

  • What’s prompted the survey
  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel

Most bookings start with a short call: call 07833 053749 or send us an email. The price is agreed before a date is set.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. It typically takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older roofs in small places like Brooks Green can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Advice

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

What this survey cannot tell you

Before you book, it’s worth knowing what a survey won’t do:

  • Structural calculations (that is a structural engineer’s job)
  • Confirmation of asbestos in cement sheets or soffits
  • Walls, floors, services and rooms below the roof

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.
