About our pre-purchase roof survey in Brookwood
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We do not offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. You can have both if you want the fullest picture. If you are worried about cracked flaunching or crumbling chimney pointing and signs of past leaks inside the loft, a survey will tell you what’s going on, on clay and concrete tiles, natural slate and gutters and downpipes alike.
Somewhere as small as Brookwood, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Freeholders and residents’ companies use a roof report to plan and budget.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Questions from Brookwood
Is Brookwood in the area you cover?
Yes, Brookwood is one of the places we work. The survey and report are the same in Brookwood as anywhere else, and visits run on weekdays and weekends.
Will you come out to Brookwood?
Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How long will you be at the property?
On site, it usually takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Do I need a roof survey if I’m having a RICS survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
Can I take the findings back to the seller?
Yes. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.
Does your survey replace a RICS home survey?
No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It is not a RICS survey and does not cover the rest of the house.
Pre-purchase roof surveys in Brookwood: local notes
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Landlords with a home close to Brookwood station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What happens if roof problems are left?
Even if you go ahead regardless, knowing the roof’s condition helps you plan. You will know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. In a small place like Brookwood, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What we do, step by step
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Brookwood can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photographs and recommendations before you exchange.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Mention any parking restrictions on your street
- For a flat or shared roof, check access with whoever owns or manages the building

Honest limits
No survey can tell you everything, and it is better to know them up front. Bear these in mind:
- Anything beyond the roof, which a full home survey covers
- Whether timbers meet design loads
- Asbestos testing of any kind
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.
What we check
- Chimney stacks
- The roof space
- Natural slate
- Clay and concrete tiles
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Lead flashings and valleys
Can I check my roof myself?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.
When to book a survey in Brookwood
Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, especially when they’re only visible from an upper floor.
It’s worth booking a survey if you’ve seen:
- Slipped or missing slates and tiles
- Cracked flaunching or crumbling chimney pointing
- Old water stains in the loft space
- Worn or lifted lead flashings
If you own one of the older houses in the streets near Saint Saviour's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
