What we look for on each type of roof

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and lead is also a target for theft.

How a pre-purchase roof survey works in Croxley Green

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey isn’t a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. The two sit side by side. We survey clay and concrete tiles, gutters and downpipes and flat-roofed extensions and dormers, and common reasons people get in touch are slipped or missing slates and tiles and blocked or leaking gutters.

Being in a small place like Croxley Green makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

Practical tips

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:

  • Tell us your exchange date when you book
  • Ask the seller about past roof repairs
  • Check the lease for roof repair responsibilities
  • Ask whether there are papers for past roof work

After you move in, keep the report somewhere safe. Deal with the urgent items first, and keep the photos to compare against later. Premium comes with a follow-up after 12 months.

After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.

How it works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Croxley Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photos and recommendations before you exchange.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Mention any parking restrictions on your street
  • Have keys ready for side gates, garages or roof access doors

Advice

Croxley Green questions

Is Croxley Green within the area you cover?

Yes, Croxley Green is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

How do I find out if my home in Croxley Green is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey on Saturdays and Sundays?

Surveys run seven days a week. To arrange a date, call 07833 053749 or send us an email.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it is not a RICS home survey. It works alongside a home survey.

When should I book a pre-purchase roof survey?

Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will explain what’s needed.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages
  • How big the roof is
  • Whether you choose the Basic, Standard or Premium Survey

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Helping us price your survey

You do not need to know any roofing terms. Just let us know:

  • What kind of property and roof it is
  • Photos of the roof, taken safely from the ground or a window
  • Where any leaks, stains or damp patches show inside
  • When you need the report by

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or email us with the address and the days you’d prefer.

Pre-purchase roof surveys in Croxley Green: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

The streets around a church such as St Oswald's Parish Church are often among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Do you need a pre-purchase roof survey in Croxley Green?

A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

A survey can pick up problems like:

  • Gutters that overflow or drip at the joints
  • Sagging ridge lines or uneven roof slopes
  • Slates or tiles that have slipped or gone
  • Signs of past leaks inside the loft

Historic houses such as Chenies Manor House, about 4.2 miles north-west, show how far back building around Croxley Green goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
