Why it is worth a survey now in Eastbury
After exchange, any roof defect is yours to deal with. Before it, you still have choices. Finding out later gives you the same facts, but with far less room to act on them. For an older or listed building in a place like Eastbury, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You will know the exact price before booking.

About our pre-purchase roof survey in Eastbury
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. You get a written report with photos. We survey gutters and downpipes, clay and concrete tiles and flat-roofed extensions and dormers, and common reasons people get in touch are gutters choked with leaves and moss and signs of past leaks inside the loft.
Being in a small place like Eastbury makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.
We keep jargon out of it: where something needs attention, it says so plainly.

DIY checks: what’s safe
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What you can’t do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.
Surveys for landlords and agents in Eastbury
If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or drop us an email with the addresses.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
Your questions about pre-purchase roof surveys in Eastbury
Does a conservation area affect roof work in Eastbury?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you cover Eastbury?
Yes, Eastbury is within the area we cover. Our area covers London and South East England. Just call 07833 053749 or use the contact form and tell us about the property, and we will talk through which survey suits.
How quickly will I get the report?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we’ll help you choose.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Should I get a roof survey as well as a RICS home survey?
They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.
How the survey works
We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Eastbury frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- Access is arranged through you, the agent or the seller.
- We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- We email a written report with photos and recommendations, ready for you to use before exchange.
Before the survey
- Tell us about parking before the day
- Note where any stains or damp appear
- Have any questions written down, so nothing gets missed

Advice
What we are asked to look at in Eastbury
Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which can affect how any work is arranged.
Common reasons to book include:
- Cracked flaunching or crumbling chimney pointing
- Ponding, blisters or splits on a flat roof
- Slipped or missing slates and tiles
- Sagging ridge lines or uneven roof slopes
For an older house near a landmark such as Church of St James, the roof may have had decades of patch repairs, and the survey shows where they are.
Questions to ask before you book
- How soon the report will arrive
- What insurance they carry
- Whether VAT is in the quoted price
- What exactly goes into their report
What we can’t see
A survey is a careful look at the roof, but it can’t do everything. Its limits include:
- How a seller will respond, or what the house is worth
- What’s under the slates, tiles or felt
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey. What our survey covers.
What this survey covers

Buying a home or a new roof in Eastbury
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
