Pre-purchase roof survey in High Hurstwood: what you get

A full home survey looks at the whole property, and the roof is only one part of it. Our survey isn’t a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. The two sit side by side. If you’ve noticed roof slopes that look uneven or sagging and blocked or leaking gutters, a survey will tell you what’s going on, on chimney stacks, the roof space and natural slate alike.

Somewhere as small as High Hurstwood, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

What we look for on each type of roof

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.

Gutters and parapets

A butterfly roof drains to a central valley gutter, usually to the back of the house. If the home you are buying has one, that gutter and its outlet get a careful look.

Landlord and commercial surveys in High Hurstwood

Letting agents can arrange access with tenants. We survey seven days a week, which can make access easier.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours on an ordinary house, and longer for a large or complex roof. In a hamlet or village like High Hurstwood, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Why act early in High Hurstwood

Without a survey, you are relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit. In a place like High Hurstwood, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Pre-purchase roof surveys around High Hurstwood

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. For a purchase or a newly finished roof, the materials decide which details matter most.

Landlords with a home close to Buxted station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

High Hurstwood questions

Is High Hurstwood within the area you cover?

Yes, High Hurstwood is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Is my home in High Hurstwood listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will you climb onto the roof?

Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.

Is a roof survey worth having alongside a home survey?

It is your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Common roof problems in High Hurstwood

Most viewings never get near the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.

Signs worth acting on include:

  • Sagging ridge lines or uneven roof slopes
  • Bitumen or mortar used in place of proper repairs
  • Blistered or split felt on a flat roof
  • Loose pots and cracked flaunching

If you live in an older home near Holy Trinity Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

What to check before booking

  • Will they check the loft as well as the outside?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How long the report takes to arrive
