About our pre-purchase roof survey in Nork

We survey roofs for buyers in Nork and across London and South East England. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, ring 07833 053749 or send us an email. We’re often asked to look into standing water on a flat extension roof and a ridge or slope that dips, across lead flashings and valleys, chimney stacks and the roof space.

In a smaller place like Nork, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Surveys for landlords and agents in Nork

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirmation of asbestos in cement sheets or soffits
  • Defects hidden under coverings or inside walls without opening up
  • Whether timbers meet design loads

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey before booking. The full list of what we check.

What we look at

  • Chimney stacks
  • The roof space
  • Flat-roofed extensions and dormers
  • Natural slate
  • Gutters and downpipes
  • Clay and concrete tiles
  • Lead flashings and valleys

Your questions about pre-purchase roof surveys in Nork

Do you cover Nork?

Yes, Nork is within the area we cover. We survey roofs across London and South East England. Just call 07833 053749 or use the contact form and tell us about the property, and we’ll talk through which survey suits.

Is Nork within the area you cover?

Yes, Nork is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is a roof survey worth having alongside a home survey?

They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

Does the weather affect the survey?

Light rain doesn’t usually stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How it works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. Parking around Nork is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Preparing for the visit

  • For a flat or shared roof, check access with the building owner or managing agent
  • Check the loft hatch can be reached
  • If it isn’t your property yet, arrange access through the agent

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Find out whether the roof has been replaced or patched
  • Check the lease for roof repair responsibilities
  • Ask for any paperwork for recent roof work
  • Book once your offer is accepted

You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, especially where we have found patch repairs.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.

What affects the price in Nork

All our prices include VAT. What changes the price is:

  • Commercial roofs and larger buildings
  • Basic, Standard or Premium
  • The roof’s overall size
  • How tall the building is and how easy the roof is to see

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Getting in touch

If you can, have these to hand when you get in touch:

  • The address and postcode of the property
  • Access details, such as a loft hatch or a shared roof
  • Photos of the roof, taken safely from ground level or a window
  • Any marks or damp showing indoors

Not sure which survey you need? The easiest way is to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Pre-purchase roof surveys in Nork: local notes

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. The wider area around Nork has a long history of building, with Fitznells Manor about 2.4 miles north-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near St Paul, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. If you let a flat or house near Banstead station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
