What this survey can’t tell you

How a pre-purchase roof survey works in Burgh Heath
Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it’s checked as far as access allows. If you’re worried about gutters that overflow or drip at the joints and slipped or missing slates and tiles, we can find out what’s behind it, whatever the roof.
Some older homes in villages like Burgh Heath are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What happens if roof problems are left?
Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit, with photos of anything that needs attention. Older cottages and farmhouses around Burgh Heath can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for the job before booking.

Different roofs, different checks
Clay and concrete tiles
Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide, so we look for gaps along the courses.
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.
The survey, step by step
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Burgh Heath, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- Once your offer has been accepted, you book and give us the address and your timescale.

Advice
Pre-purchase roof surveys in Burgh Heath: local notes
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Take an older house close to St Mary's: the roof may have had decades of patch repairs, and the survey shows where they are. Landlords with a home close to Kingswood station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. Fitznells Manor, about 3.4 miles north-west, is one of the historic houses in the wider area around Burgh Heath. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

- The kind of building and roof involved
- Dates you’re working to, such as exchange
- Where the property is, with the postcode
- Where water is showing inside, if it is
Booking is simple: just call 07833 053749 or use the contact form and give us some details about the property and we’ll recommend the right survey. The price is agreed up front.
DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Common questions in Burgh Heath
Is Burgh Heath within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
Is Burgh Heath in the area you cover?
Yes, Burgh Heath is within the area we cover. We survey roofs across London and the South East. You can call 07833 053749 or email us with the address and some details.
Can you survey in bad weather?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Does your survey replace a RICS home survey?
No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
Will you need to get into the loft?
If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
When is the best time to have the roof checked when buying?
Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.
