Pre-purchase roof survey in Rush Green, Hertfordshire
A roof survey before you buy a house or flat in Rush Green, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.
- Loose pots and cracked flaunching
- A ridge or slope that dips
- Blocked or leaking gutters
Pre-purchase roof survey in Rush Green: what you get
Some roofs can’t be seen well from the ground or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. Typical surveys look at roof slopes that look uneven or sagging and gutters choked with leaves and moss, on clay and concrete tiles, gutters and downpipes and the roof space.
Some older homes in villages like Rush Green are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Tips from our surveys
A little preparation and a few simple habits help. Some pointers:
- For a flat, check who is responsible for the roof
- Ask whether there are papers for past roof work
- Book once your offer is accepted
- Ask the agent to check the loft hatch can be opened
It’s worth sharing the report with your solicitor so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it, particularly where we’ve found patch repairs.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
What happens if roof problems are left?
The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. Our survey is done for you. For older village homes like those around Rush Green, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Local roofs and buyers in Rush Green
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
For landlords with property near Ware station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If your home is one of the older ones in the streets near Church of the Holy Trinity, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Can I check my roof myself?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Rush Green: your questions answered
How do I find out if my home in Rush Green is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is Rush Green in the area you cover?
Yes. We cover the whole of London and South East England, and Rush Green is part of that. You can phone 07833 053749 or email us with the address and some details.
Should I get a roof survey as well as a RICS home survey?
They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
Will you climb onto the roof?
When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.
Can you survey at the weekend?
We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or send us an email.
Does your survey replace a RICS home survey?
No. We survey the roof, not the whole building, and it is not a RICS home survey. It works alongside a home survey.
What if it rains on the day?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours at a typical house, with time for the loft where it can be reached. Around Rush Green, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed in advance.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- Make a note of anything you’d like us to look at
- Agree roof access with the managing agent if it is shared
- If you are buying, let the agent know when we’re coming
