Pre-purchase roof survey in Temple: what you get
Book after your offer is accepted and before exchange. That is when the findings are most useful, while you are not yet committed. We survey on any day of the week, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We survey flat-roofed extensions and dormers, clay and concrete tiles and the roof space, and common reasons people get in touch are bitumen or mortar used in place of proper repairs and gutters choked with leaves and moss.
In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Temple, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. For a flat, the lease typically says who looks after the roof.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Temple questions
Will parking be an issue for a roof survey in Temple?
It can be, so it helps to let us know about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.
Does a conservation area affect roof work in Temple?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you climb onto the roof?
Only where it is safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to, and the report makes that clear.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What happens on the day
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two at a typical house, with time for the loft where it can be reached. In Temple, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed beforehand.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- For a flat or shared roof, check access with whoever owns or manages the building
- Make a note of anything you’d like us to look at
- Dig out any old roof reports or invoices

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or send us an email to find out.
Advice
Checking the roof from the ground
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
What this survey can’t tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- How a seller will respond, or what the house is worth
- What’s under the slates, tiles or felt
- Anything beyond the roof, which a full home survey covers
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Signs you need a pre-purchase roof survey in Temple
Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs frequently last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, particularly when they’re only visible from an upper floor.
Signs worth acting on include:
- Quick fixes on flashings and valleys
- Sagging ridge lines or uneven roof slopes
- Blocked or leaking gutters
- Signs of past leaks inside the loft
As a London address, Temple can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised.
Choosing a roof surveyor
- Whether they hold professional indemnity and public liability insurance
- How soon the report will arrive
- Which limits apply to the survey
- Whether VAT is in the quoted price
How we price pre-purchase roof surveys
We confirm the price for your roof before booking. These are the things that affect it:
- Roof area
- House, block, shop or office
- The shape of the roof and its details
- Basic, Standard or Premium
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
What we need to know
What helps most when you contact us:
- Where water is showing inside, if it is
- The kind of building and roof involved
- Whether there is a loft hatch, a shared roof or tricky access
- Pictures from the garden or a window, if you have them
Unsure which package suits your roof? It is easiest to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
What a pre-purchase roof survey looks like in Temple
Temple is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. If your survey includes the drone, we check the exact boundary for the address before flying. The restricted area over the City of London, where drone flights need permission from NATS, is about 1 mile from Temple. If the drone is used for your survey, we check whether the address falls inside it before flying.
If you let a flat or house near London Blackfriars station, a roof report gives you a clear picture before you buy or settle up with a roofer. Dr Johnson's House lies about 0.2 miles north-east, so building around Temple goes back a long way. If you’re buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing.
