How a pre-purchase roof survey works in Tyler's Green

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that’s frequently not the individual flat owner, with costs frequently passed on through the service charge. We look at as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we look at that too where access allows. Typical surveys look at slipped or missing slates and tiles and quick fixes on flashings and valleys, across flat-roofed extensions and dormers, natural slate and the roof space.

For a small place like Tyler's Green, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Around Tyler's Green, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photos and recommendations before you exchange.

How to prepare

  • Check the loft hatch can be reached
  • Keep pets out of the way during the survey
  • Have any questions written down, so nothing gets missed

Local roofs and buyers in Tyler's Green

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Tyler's Green is about 2 miles from the edge of the flight restriction zone around Redhill Aerodrome. Where the drone is part of the survey, we check the exact boundary for the address before flying.

For landlords with property near Caterham station, a written report helps before buying a rental or paying for a new roof on one. Historic houses like Titsey Place, about 3.9 miles north-east, show how far back building around Tyler's Green goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Tyler's Green is about 2 miles south-east of Caterham, in Surrey. Whether the building in Tyler's Green is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Our area takes in places right across Surrey, large and small. There is also a page for Crawley.

What affects the price in Tyler's Green

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof
  • Building height and the viewpoints available

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What we look for on each type of roof

Flat roofs

Many homes have a flat roof somewhere, often over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.

Gutters and parapets

A butterfly roof drains to a central valley gutter, normally to the back of the house. If yours does, we check that gutter and where it drains.

Tyler's Green: your questions answered

Does a conservation area affect roof work in Tyler's Green?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Tyler's Green?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.

Will you need to get into the loft?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we can’t get in, the report says so.

Will the roof report help me negotiate with the seller?

Yes, you can. You will have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

What happens if roof problems are left?

A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, and it will not look closely at the roof. A roof survey is carried out for the buyer. In a place like Tyler's Green, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

To find out what your survey will cost, call 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
