Roof leak investigation in Tyler's Green
On older houses, leaks frequently start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are looked at from wherever it is safe. Our report shows what we found, with photos. We are often asked to look into staining where a gutter or parapet meets the wall and brown rings on upstairs ceilings, on slate and tile slopes, the roof space and lead flashings.
For a small place like Tyler's Green, the inspection is the same as anywhere: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey works
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where it applies. The survey normally takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Somewhere like Tyler's Green needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.

What affects the price in Tyler's Green
Several things affect the price of a survey:
- Extensions, dormers and garages with roofs of their own
- How big the roof is
- Height and safe access
- Whether it’s a home or a commercial building
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you need to know.
What we need to know
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- Any marks or damp showing indoors
- Why you want a survey: buying, a leak, a storm or new work
- Access details, like a loft hatch or a shared roof
- The kind of building and roof involved
Once you know what you need, phone 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date.
What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
Signs you need a roof leak investigation in Tyler's Green
Blocked gutters can look like a roof leak. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.
Common reasons to book include:
- Water dripping from rafters or underlay
- Stains around a skylight
- Ceiling stains that grow after rain
- Condensation that looks like a leak
If you live near a park such as Bay Pond, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Useful tips for Tyler's Green property owners
A little preparation and a few simple habits help. Some pointers:
- Make sure the loft is accessible
- Note the weather when the leak shows
- Tell us if there are tanks or pipes in the loft
- Catch drips in a bucket and protect the floor
Keep the report after the work is done. If water appears again, it shows what was found before, which makes the next step quicker.
Look at the roof from the ground after strong winds. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.
Tyler's Green: your questions answered
Will you come out to Tyler's Green?
Yes, Tyler's Green is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do you cover Tyler's Green?
Yes, Tyler's Green is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
What happens after the survey?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
What should I do before you arrive?
Note when the leak appears and what the weather was doing. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.
What does a roof survey cost?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Will you check the loft?
Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.
When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether rotten timbers meet design loads
- Defects hidden under coverings or inside walls without opening up
- Leaks from plumbing, tanks or pipework rather than the roof
If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What our survey covers.

What a roof leak investigation looks like in Tyler's Green
With Titsey Place about 3.9 miles north-east, Tyler's Green sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.
Anyone responsible for a site like Godstone Village School will know that on a building that size, finding the source of a drip means looking well beyond the stain. If you let a flat or house near Caterham station, a tenant living with a leak needs the cause found, not just the stain painted over.
