What we look for on each type of roof
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and the South East. Splits in a lead valley send water inside, and missing lead is not unknown, as it is a target for thieves.
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If the home you are buying has one, that gutter and its outlet get a careful look.
Pre-purchase roof survey in Warningcamp
Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that’s often not the individual flat owner. We look at as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we look at that too where access allows. We survey natural slate, gutters and downpipes and chimney stacks, and the problems we are asked to look at most are gaps where slates or tiles have come loose and sagging ridge lines or uneven roof slopes.
For a small place like Warningcamp, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

When to book a survey in Warningcamp
Chimneys take the worst of the weather. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which matters if work is needed.
Common reasons to book include:
- Cracked flaunching or crumbling chimney pointing
- Worn or lifted lead flashings
- Roof slopes that look uneven or sagging
- Gutters choked with leaves and moss
Ecclesden Manor lies about 2.8 miles south-east, so building around Warningcamp goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Questions from Warningcamp
Is my home in Warningcamp listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will you come out to Warningcamp?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.
Will the roof report help me negotiate with the seller?
Yes, you can. The report sets out what we found, with photos, which you can share with the seller or agent. We cannot promise how the seller will respond.
How quickly will I get the report?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we’ll help you choose.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.
When should I book a pre-purchase roof survey?
Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.
Useful tips for Warningcamp property owners
Some practical points come up on survey after survey. They apply to most roofs:
- Pass the findings to your conveyancer
- Ask the seller about past roof repairs
- Ask for any paperwork for recent roof work
- Let us know your timetable
It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it, especially where we’ve found patch repairs.
Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.
What happens if roof problems are left?
A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today. Around Warningcamp, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

The survey, step by step
Every roof is different, but as a rough guide the survey takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. You’re welcome to ask questions while we are there. Rural addresses near Warningcamp can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we will get in, including the loft.
- The roof is inspected from each safe vantage point, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- Mention any parking restrictions on your street
- If you are buying, check with the agent that we can get in
