Roof leak investigations for Aldwick homes and businesses

Roof leak investigations for homes and businesses in Aldwick

On older houses, leaks often start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from each safe vantage point. Our report shows what we found, with photos. Common reasons to book are leaks that appear only in driving rain and staining where a gutter or parapet meets the wall, on valleys and parapet gutters, the roof space and rooflights and dormers.

In older homes around places like Aldwick, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. Wet battens and insulation in the loft are frequently the first clue.

What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Landlords, agents and block managers in Aldwick

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run seven days a week, which can make access easier.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

Aldwick: your questions answered

How do I find out if my home in Aldwick is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Aldwick within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What do I do with the report?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Can a leak be traced on a dry day?

In many cases, yes. Leaks leave clues, like staining, damp timber and moisture in materials. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Does the investigation include the repair?

Our job here is to trace the leak and explain it, not to carry out the repair. With the report, a roofer knows exactly where to look.

When to book a survey in Aldwick

Blocked gutters can look like a roof leak. Parapet and box gutters are the worst for this, because when they block, water backs up and runs inside.

Problems we come across often include:

  • Leaks that appear only in driving rain
  • Damp on a chimney breast
  • Wet patches on loft insulation
  • Water coming in around a roof light or dormer

If you live near a park such as West Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Before you book anyone

  • Whether any drone flown is registered with the CAA
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What the survey won’t cover
  • Are they insured for the work?

What’s in a roof survey

How the survey works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes an hour or two, more where the leak is intermittent or the roof is large. Being in a smaller place like Aldwick does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We check the stain, the ceiling and the loft above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photographs, the likely entry point and recommendations.

Related advice

Before and after the survey

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:

  • Record whether it leaks in every downpour or only some
  • Protect furniture and flooring under the leak
  • Take dated photos of the leak
  • Keep water away from lights and sockets

Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. You can ask us about anything that isn’t clear.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Photograph anything new.

Leaks and storm damage in Aldwick

Aldwick is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. The covering and its details give the first clues when tracing where water is coming from.

If you let a flat or house near Bognor Regis station, tracing a leak quickly matters when a tenant is living with it. Anyone responsible for a site like Nyewood CofE Junior School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

Aldwick is about 1 mile south-west of Bognor Regis, in West Sussex. We carry out roof leak investigations in Aldwick for houses, flats, blocks and commercial buildings. Aldwick is one of the towns and villages in West Sussex where we work for roof leak investigations. We also survey roofs in Portsmouth.

Prices for roof leak investigations in Aldwick

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • Whether it is a home or a commercial building
  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What to let us know when you contact us

A little information up front helps. It’s useful to include:

  • Pictures of the roof from a safe spot, if you have them
  • Dates you are working to, like exchange
  • What made you get in touch
  • Where the property is, with the postcode

Roof leak investigation starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or drop us an email with the details.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
