How a roof leak investigation works in Arundel
The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. It gives any roofer a clear brief. The investigation finds and explains the cause, while the repair is a separate matter. If you are worried about wet patches on loft insulation and damp on a chimney breast, a survey will tell you what’s going on, on chimney stacks, flat roof details and valleys and parapet gutters alike.
In older homes around places like Arundel, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. Wet battens and insulation in the loft are often the first clue.
The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later.

Practical tips
Nothing here needs a ladder. A few suggestions:
- Have an electrician check any wet fittings
- Make sure the loft is accessible
- Leave roof access to professionals
- Mention earlier attempts to fix the leak
Keep the report after the work is done. If water appears again, it shows what was found before, which makes the next step quicker.
Plan a roof survey every few years. They’re where most leaks start, and catching wear early keeps water out.

Leaks and storm damage in Arundel
The coast is about 4 miles or less from Arundel, and being near the sea means more wind and salt than a roof inland would face. In a coastal gale, rain is driven sideways into laps, verges and flashings, while salt slowly corrodes metal fixings and flashings. The wider area around Arundel has a long history of building, with Ecclesden Manor about 4.3 miles south-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
For landlords with property near Arundel station, a tenant living with a leak needs the cause found, not just the stain painted over. Anyone responsible for a site like St Philip's Catholic Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What we are asked to look at in Arundel
A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can send that water under the coverings. Leaks from valleys frequently show up some distance away inside.
Things that often lead to a survey include:
- Water through the ceiling under a flat roof
- Damp on a chimney breast
- Ceiling stains that grow after rain
- A leak that comes and goes with the weather
Living close to Arundel Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
Choosing a roof surveyor
- Their report turnaround times
- What follow-up you get after the report
- Which viewpoints they use to see the roof
- Will the report include photos?
What happens on the day
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two, more where the leak is intermittent or the roof is large. If you have questions on the day, just ask. With a bit of garden around a house, as there frequently is around Arundel, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.
- You let us know where the water shows and when it appears.
- The visit starts indoors, at the stain and in the loft.
- Outside, we check every likely route in.
- Moisture readings and thermal imaging are used where they help.
- You receive a written report with photos showing the likely source and what needs attention.
Before the survey
- Keep pets out of the way during the survey
- Agree roof access with the managing agent if it’s shared
- Have any questions written down, so nothing gets missed

What this survey cannot tell you
No survey can tell you everything, and it is better to know them up front. Bear these in mind:
- A structural engineer’s report
- Leaks that only appear in weather we cannot recreate
- The repair itself (the investigation finds and reports the cause)
If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. What a survey covers and doesn’t.
What we look at
- Flat roof details
- Chimney stacks
- Valleys and parapet gutters
- Rooflights and dormers
- The roof space
- Slate and tile slopes
- Lead flashings
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Arundel questions
Does a conservation area affect roof work in Arundel?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Arundel?
Yes. Arundel is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do you use drones?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Will you fix the leak as part of this?
The investigation is about finding the cause. The repair itself is a separate job. The report shows where the water gets in and what should be done, which whoever carries out the work can follow.
What do I do with the report?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Why is not the leak directly above the stain?
Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
