What a landlord roof survey looks like in Arundel

Arundel is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live near a park such as Arundel Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you let a flat or house near Arundel station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Arundel is about 3 miles north-west of Littlehampton, in West Sussex. If you are in Arundel, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Our area takes in places right across West Sussex. Brighton is in our area too.

Landlord roof survey in Arundel

A landlord roof survey shows you the state of a roof in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. We survey rented houses, converted houses and shared roofs, and the problems we’re asked to look at most are choked outlets and gutters and failed flashings at walls and chimneys.

Around Arundel, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes frequently need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

After the visit, you get a report with photos, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Common questions in Arundel

Is the coastal weather around Arundel hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

I let a flat near Arundel station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

How long is the visit?

Time on site depends on the roof; most visits take about 1–2 hours for a house, and longer for a block or a building with several roofs. The written report follows by email.

Will you walk on the roof?

Only if it’s safe. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do you survey on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which helps when tenants work during the week.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey usually takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a smaller place like Arundel, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Keep pets out of the way during the survey
  • Leave a clear route to the loft

Tips that help

Here are a few things we’d tell any owner:

  • Act on high-priority defects quickly
  • Make sure the roof space can be accessed
  • Make leak reporting easy for tenants
  • Arrange flat access beforehand

The report comes with photos and written recommendations ranked by urgency where relevant. We send it by email so you can share it with owners, agents or contractors.

Act on urgent items in the report first and schedule the others. Left alone, minor faults typically get worse.

What we look for on each type of roof

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. The report records the underlay where it’s visible.

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we are given access to, and the report says what was seen.

What we’re asked to look at in Arundel

Agents and freeholders have budgets to set. Without a recent survey, it’s hard to know what the roof needs and how soon.

Common reasons to book include:

  • Slipped or missing slates and tiles
  • Chimney stacks in poor repair
  • Failed flashings at walls and chimneys
  • Blocked gutters over flats

Ecclesden Manor, about 4.3 miles south-east, is one of the historic houses in the wider area around Arundel. On a period home nearby, the survey separates sound original work from tired later repairs.

Before you book anyone

What a good roof survey covers

What affects the price in Arundel

Several things affect the price of a survey:

  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • The roof’s overall size

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Booking your survey

If you can, have these to hand when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window
  • How the loft is reached, if there is one
  • What made you get in touch

When you’re ready to go ahead, phone 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
