Landlord roof surveys in Crossbush

What we are asked to look at in Crossbush

On a shared roof, it is not always clear who should act. Everyone may think someone else is responsible and work gets delayed. An independent report helps everyone see the facts.

Problems we come across often include:

  • Ponding or splits on flat roofs
  • Ceiling stains reported by tenants
  • Mortar falling from ridges and verges
  • Cracked or leaning shared chimneys

Take an older house close to The Parish Church of St Mary Magdalen: old fixings, lead flashings and tall chimneys are typical of older roofs.

What to check before booking

  • Whether the roof space is looked at, where there is one
  • Their track record with similar roofs
  • Which parts of the roof they’ll actually see
  • Will the report include photos?

What a roof survey includes

How a landlord roof survey works in Crossbush

Getting into every part of a building takes planning. We may need to get into the roof space and some or all of the flats and residents will need to be told beforehand. Your agent or you arrange access, and we confirm what we need when booking. Any part we couldn’t reach is noted in the report. If you’ve noticed gutters overflowing onto walls and parapets and upstands in poor repair, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Crossbush may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

FAQs for Crossbush

How do I find out if my home in Crossbush is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Crossbush?

Yes, Crossbush is on our map. Villages and rural addresses get the same survey as a town house.

What does a block roof survey cost?

Prices start from £150, including VAT. The price depends on the size of the building and the number of roofs. For a price, phone 07833 053749 or email us.

Can you survey a shared roof on a terrace or converted house?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen as well as what could.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.

What affects the cost of landlord roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Any need for thermal images or a drone flight
  • Roof area
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether it is a home or a commercial building

All our prices include VAT. Our price is from £150, including VAT. We confirm the exact price before booking.

What we need to know

What helps most when you contact us:

  • Photos of the roof, taken safely from the ground or a window
  • The style of property, from a terrace to a block
  • What made you get in touch
  • Where the property is, with the postcode

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or email us.

Should I look at the roof myself first?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the let or shared roof, with photos, which helps you plan work between tenancies.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email with the addresses.

What we look for on each type of roof

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. The report records the underlay where it’s visible.

Shared chimney stacks

Many terraces and conversions have shared stacks. We check pots, flaunching, pointing and flashings as far as can be seen.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours for a single let house, with blocks of flats taking longer. Somewhere as small as Crossbush, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Show us where any leaks or stains appear
  • Find any records of previous roof work

Landlord roof surveys in Crossbush: local notes

Crossbush lies within about 3 miles of the sea, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Ecclesden Manor lies about 3 miles east, so building around Crossbush goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you look after a building like The Littlehampton Academy, a written record of a large roof helps plan work for the holidays rather than in term time.

Crossbush is about 2 miles north of Littlehampton, in West Sussex. Anywhere in Crossbush, we can carry out landlord roof surveys at your property, on a weekday, Saturday or Sunday. We cover towns and villages across West Sussex, from the larger towns to small villages. We also survey roofs in Brighton.
