- Loose ridge or hip tiles
- Cracked or lifting flashings
- Blocked gutters over flats
Why get it checked now?
Defects caught early can frequently be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings, plus urgent call-outs. Outbuildings and barns around Ford are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Landlord roof survey starts from £150, including VAT.

How a landlord roof survey works in Ford
Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can safely be seen including the loft and flats where access is arranged. The report records the condition of each part giving all parties the same information. We can only inspect the parts of a shared roof we are allowed to reach. If you’ve noticed parapets and upstands in poor repair and ponding or splits on flat roofs, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Ford, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Should I look at the roof myself first?
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It usually takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Older rural homes like those around Ford can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We start with what you know about the building and its history.
- We confirm the access we will need.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photographs.
Before the survey
- Let us know about parking before the day
- Gather any invoices or paperwork from past roof work
- Clear the way to the loft hatch

Landlord roof surveys around Ford
Ford lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first.
Ecclesden Manor, about 4.8 miles east, is one of the historic houses in the wider area around Ford. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. Take a building like The Littlehampton Academy: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to The Parish Church of St Andrew: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Your questions about landlord roof surveys in Ford
Can a landlord with a rental near Ford station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need.
Will you come out to Ford?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
Do you look in the roof space?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.
Can we use the survey to plan a roof budget?
Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. It doesn’t include repair cost estimates, but contractors can price from it.
Will you inspect a roof that several owners share?
Yes, we survey shared roofs frequently. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points and we will say so.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
What we look for on each type of roof
Flat roofs on blocks and rear additions
Flat roofs are common over blocks, extensions and garages. We look for ponding, splits, blisters and tired upstands as far as safe access allows.
Party-wall upstands and parapets
Where a roof is shared with neighbours, we can only inspect what we are given access to and note what couldn’t be seen.
How we price landlord roof surveys
Our packages start from £150, including VAT. The price for your roof depends on:
- Any need for thermal images or a drone flight
- Commercial roofs and larger buildings
- Roof area
- Height and safe access
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
Helping us price your survey
Getting the details right at the start saves time. It’s useful to include:
- Why you want a survey: buying, a leak, a storm or new work
- Any marks or damp showing indoors
- What kind of property and roof it is
- The property’s address and postcode
Once you know what you need, phone 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.
