Leaks and storm damage in Bepton
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Knowing the roof type helps narrow down where water may be getting in. Cowdray House, about 2.7 miles north-east, is one of the historic houses in the wider area around Bepton. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to The Parish Church of St Mary: lead flashings, valleys and old chimneys are typical places for water to get in.

Roof leak investigation in Bepton
On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We look at the roof surface and the ceiling below to narrow it down. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. If you’ve noticed water through the ceiling under a flat roof and damp walls below an overflowing gutter, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Bepton, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. We check what can safely be seen and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.
After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

The survey, step by step
The visit has one job: to see as much of the leaking roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It typically takes an hour or two for most houses, though large, tall or awkward roofs take more time. In a hamlet or village like Bepton, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You tell us where the water shows and when it appears.
- The visit starts indoors, at the stain and in the loft.
- Outside, we look at every likely route in.
- We use moisture detection, and thermal imaging where it is useful.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
Before we arrive
- Let us know about parking before the day
- Clear the way to the loft hatch
- Jot down any questions you want answered

Advice
Bepton questions
How do I find out if my home in Bepton is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Is Bepton in the area you cover?
We do. The survey and report are the same in Bepton as anywhere else, and visits run on weekdays and weekends.
Do you climb onto every roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.
Are you structural engineers?
No. We note visible signs like sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
Is the repair included in the leak investigation?
The investigation is about finding the cause. The repair isn’t part of it. The report shows where the water gets in and what should be done.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Will you definitely find the leak?
Not always, and we’ll be honest about that. Some leaks hide well, especially those that need wind-driven rain. Where the source isn’t certain, we list the likely routes in order.

Checking the roof from ground level
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What affects the cost of roof leak investigations
Prices always include VAT. The things that change the price are:
- The shape of the roof and its details
- The height of the building and how the roof can be seen safely
- Whether it is a home or a commercial building
- Whether you choose the Basic, Standard or Premium Survey
For a price for your roof in Bepton, phone 07833 053749 or email us with the address and a few details. The price is agreed before a date is set.
Booking your survey

What this survey cannot tell you
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Whether rotten timbers meet design loads
- Leaks that only appear in weather we can’t recreate
- Plumbing leaks that look like roof leaks
If in doubt, phone 07833 053749 or email us and we will suggest the right survey. What our survey covers.
What this survey covers
- Chimney stacks
- Flat roof details
- Valleys and parapet gutters
- Slate and tile slopes
- Lead flashings
- The roof space
- Rooflights and dormers
How the survey changes by roof type
Parapet and box gutters
Hidden gutters run behind parapets or between roofs. A blocked outlet sends water over the lining and into the building.
Flat roof upstands and outlets
Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. We check outlets and the covering around them.
Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Mention any plumbing above the damp area
- Do not climb onto the roof to look
- Record whether it leaks in every downpour or only some
- Take dated photos of the leak
We email the report to you. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Keep the loft space ventilated. Good airflow reduces condensation, and condensation is a common false alarm. Keep insulation clear of the eaves.
