Wind, rain and roofs in Binsted
Binsted is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.
For an older house near a landmark such as Church of St Mary, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you own a rental within reach of Ford station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you look after a building such as Walberton and Binsted CofE Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.

Roof leak investigations for homes and businesses in Binsted
The aim is to find where the water is getting in and explain it. You get a written report with photos showing the likely entry point and the route the water is taking, and recommends what should be done. It gives any roofer a clear brief. The investigation finds and explains the cause, and the repair itself is a separate job. We survey chimney stacks, rooflights and dormers and flat roof details, and the problems we’re asked to look at most are water that shows only in certain storms and damp patches next to the stack.
Somewhere as small as Binsted, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What a survey costs
The price reflects the time and kit the roof needs. The main factors are:
- The type of building, from a house to a block or an office
- Extra roofs, like extensions, dormers or garages
- The roof’s overall size
- Which survey package you book
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
What we need to know
If you can, have these to hand when you get in touch:
- Any marks or damp showing indoors
- Pictures of the roof from a safe spot, if you have them
- Anything about access we should know
- What’s prompted the survey
Most bookings start with a short call: phone 07833 053749 or use the contact form and we will ask a few questions about the roof. You’ll have a price before anything is arranged.
How the survey works
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes between one and two hours for most houses, and longer for a large or complex roof. Cottages and farmhouses around Binsted often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- You tell us where the water shows and when it appears.
- We check the stain, the ceiling and the loft above it.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Where it helps, we take moisture readings and use thermal imaging.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
Before we arrive
- Note where any stains or damp appear
- For a flat or shared roof, check access with the freeholder or managing agent
- Jot down any questions you want answered

Advice
Roof by roof
Parapet and box gutters
Hidden gutters run behind parapets or between roofs. When their outlets block, water rises over the lining and runs indoors.
Valleys
Debris in a valley slows the water and pushes it sideways. In heavy rain, it can spill under the edges of the slates or tiles.
When you need someone else
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Leaks from plumbing, tanks or pipework rather than the roof
- Structural calculations (that’s a structural engineer’s job)
- An intermittent leak that shows no trace on the day
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey. What a survey covers and does not.
Roof types and parts we check
- Lead flashings
- The roof space
- Chimney stacks
- Flat roof details
- Valleys and parapet gutters
- Rooflights and dormers
- Slate and tile slopes
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Useful tips for Binsted property owners
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Photograph the stain each time it appears
- Do not touch fittings that water is reaching
- Tell us about any past repairs to the roof
- Let us know if there are tanks or pipes in the loft
Your report arrives by email. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Keep gutters, valleys and outlets clear, particularly in autumn. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

Binsted questions
Does a conservation area affect roof work in Binsted?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Does being near the coast affect roofs in Binsted?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
What insurance do you have?
Our cover is professional indemnity plus public liability.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.
Is the repair included in the leak investigation?
This service finds and reports the cause, and the repair is separate. With the report, a roofer knows exactly where to look.
How long will you be at the property?
Allow about one to two hours, more where the leak is intermittent or the roof is large. We will confirm what to expect when we arrange the visit.
How many surveys have you done?
We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
