Roof leak investigation in Fordham Heath

Our roof leak investigations cover Fordham Heath and the wider South East. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it’s leaking right now, contain the water and keep it clear of electrics, and then phone 07833 053749 or drop us an email to arrange a visit. If you’re worried about damp on a chimney breast and leaks at a dormer or roof window, a survey will tell you what’s going on, on valleys and parapet gutters, chimney stacks and flat roof details alike.

Many homes in small places like Fordham Heath face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How the survey changes by roof type

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely.

Fordham Heath: your questions answered

How do I find out if my home in Fordham Heath is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover Fordham Heath?

Yes. We cover the whole of London and South East England, and Fordham Heath is part of that. Just ring 07833 053749 or drop us an email and tell us about the property.

What do I do with the report?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you take photos of the roof?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

What affects the cost of roof leak investigations

Several things affect the price of a survey:

  • If the survey needs thermal imaging or a drone
  • How big the roof is
  • How many separate roofs there are, like extensions, dormers and garages
  • Chimneys, valleys, parapets and other details

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What we need to know

Getting the details right at the start saves time. Please include:

  • Where the property is, with the postcode
  • When you need the report by
  • Where any leaks, stains or damp patches show inside
  • The style of property, from a terrace to a block

For a price for roof leak investigations in Fordham Heath, phone 07833 053749 or drop us an email. Some details about the property and the roof help us price the survey accurately.

What this survey can’t tell you

A survey is a careful look at the leaking roof, but it can’t do everything. Its limits include:

  • What’s under the covering or behind the plaster
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Structural calculations (that is a structural engineer’s job)

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

What this survey covers

  • Flat roof details
  • The roof space
  • Lead flashings
  • Valleys and parapet gutters
  • Chimney stacks
  • Rooflights and dormers
  • Slate and tile slopes

The survey, step by step

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we cannot see is noted in the report. The survey usually takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. In a small place like Fordham Heath, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Keep pets in another room
  • Move anything stored under the loft hatch
  • If you’re buying, let the agent know when we are coming

Advice

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

When to book a survey in Fordham Heath

Some water in the loft isn’t rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Wet nail tips and damp underlay over a wide area are classic signs.

Typical things we are asked to look at include:

  • Staining where a gutter or parapet meets the wall
  • Damp on a chimney breast
  • Drips from nail tips in a cold loft
  • Water that shows only in certain storms

Take an older house close to All Saints Church: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Before you book anyone

  • What exactly goes into their report
  • What insurance they carry
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Will they check the loft as well as the outside?

What a roof survey includes

Leaks and storm damage in Fordham Heath

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

If you own a rental within reach of Marks Tey station, tracing a leak quickly matters when a tenant is living with it. For site and facilities teams at buildings like Holy Trinity CofE Primary School, a leak through a large roof is often found some distance from where the water shows inside.

Fordham Heath is about 3 miles north-west of Camulodunum, in Essex.
