Roof leak investigation in Gossops Green

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. Even on a dry day, a leak normally leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. If you are worried about water marks that spread in wet weather and damp on a chimney breast, we can find out what’s behind it, on chimney stacks, slate and tile slopes and flat roof details alike.

Houses in smaller places like Gossops Green can stand more in the open, so wind and driving rain find any weakness in ridges, verges and flashings. If a leak shows only when the wind is in a certain direction, that is a useful clue. It is useful to know when and where the water appears. Gutters and downpipes on the exposed side are worth a look as well.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Your questions about roof leak investigations in Gossops Green

Does a conservation area affect roof work in Gossops Green?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Are flat-roofed garages and porches in Gossops Green worth including?

Yes, if you’d like it included, mention it as you book. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.

How fast do I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Does the investigation include the repair?

Our job here is to trace the leak and explain it, and the repair is separate. The report gives any roofer a clear brief.

What will the report tell me?

A written report with photos, covering the condition of the leaking roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

What happens after the survey?

You will get the report by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Carrying out the fix
  • Defects hidden under coverings or inside walls without opening up
  • A structural engineer’s report

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. What our survey covers.

What we check

  • Flat roof details
  • The roof space
  • Rooflights and dormers
  • Slate and tile slopes
  • Chimney stacks
  • Valleys and parapet gutters
  • Lead flashings

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two, more where the leak is intermittent or the roof is large. With a bit of garden around a house, as there frequently is around Gossops Green, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

How to prepare

  • Leave side gates unlocked
  • Dig out any old roof reports or invoices
  • Mention any parking restrictions on your street

Take a look at what a roof survey costs and what we found on two real jobs.

Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Gossops Green roofs and the weather

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Gossops Green is part of Crawley, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Leaks on homes like these frequently come from flat-roofed additions or from rain driven up under low-pitched tiles.

If you own a rental within reach of Ifield station, a tenant living with a leak needs the cause found, not just the stain painted over. Homes near green spaces like Target Hill Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you look after a shop, office or commercial unit, for example near County Mall, a leak can close part of a shop or office, so finding the cause quickly matters.
