Why get it checked now?

A leak rarely stays small. Wet timbers start to decay, plaster softens and insulation stops working. Tracing it now means less to put right later. In a place like Granborough, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

What you get with us

  • Surveys seven days a week
  • Independent findings on the roof’s condition
  • Customer satisfaction of 98%
  • Drone flown under a CAA Flyer ID and Operator ID

About our roof leak investigation in Granborough

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. If you are worried about leaks below a flat extension roof and water dripping from rafters or underlay, a survey will tell you what’s going on, on slate and tile slopes, valleys and parapet gutters and rooflights and dormers alike.

Roofs in small places like Granborough frequently stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take about one to two hours for most homes, though a hard-to-trace leak can take longer. Older rural homes like those around Granborough can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You tell us where the water shows and when it appears.
  2. We look at the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photographs, the likely entry point and recommendations.

What affects the cost of roof leak investigations

When we price a survey, we consider:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The type of building, from a house to a block or an office
  • Basic, Standard or Premium
  • Height and safe access

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

What we need to know

A little information up front helps. It helps to include:

  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them

When you’re ready to go ahead, phone 07833 053749 or email us. We will suggest a package, agree the price and find a date.

Granborough questions

Do you cover smaller places like Granborough?

We do. A small place gets exactly the same survey as a big one.

How do I find out if my home in Granborough is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

What happens next?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How much is a survey?

Prices start from £150, including VAT. We confirm the price for the job before you book, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or email us.

Will you go up on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

How should I prepare for the leak investigation?

Keep a note of when it leaks. Clear access to the loft. Keep away from any light or socket that water is reaching.

Tips from our surveys

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:

  • Tell us if there are tanks or pipes in the loft
  • Catch drips in a bucket and protect the floor
  • Mention earlier attempts to fix the leak
  • Note the weather when the leak shows

If the leak turns out to be condensation, the report says so, with recommendations on ventilation. It saves chasing a leak that is not there.

Plan a roof survey every few years. They’re where most leaks start, and catching wear early keeps water out.

Common roof problems in Granborough

Condensation is often mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, especially where ventilation is poor. Drips from nails and damp underlay are typical signs.

Here are some of the things we see often:

  • Water dripping from rafters or underlay
  • Leaks that appear only in driving rain
  • Water marks that spread in wet weather
  • Damp on a chimney breast

Take an older house close to Church of St John the Baptist: lead flashings, valleys and old chimneys are typical places for water to get in.

What to check before booking

  • Is there a chance to talk the report through?
  • Is VAT included in the price?
  • How long the report takes to arrive
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What a good roof survey covers

Wind, rain and roofs in Granborough

Claydon House, about 2.9 miles west, is one of the historic houses in the wider area around Granborough. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the roof type helps narrow down where water may be getting in.

Anyone responsible for a site like Sir Thomas Fremantle School will know that a leak through a large roof is often found some distance from where the water shows inside.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
