Roof leak investigation in Norney
We investigate roof leaks in Norney and across London and the South East. We visit on weekdays, Saturdays and Sundays. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it’s leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or send us an email to arrange a visit. If you’ve noticed brown rings on upstairs ceilings and a leak that comes and goes with the weather, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Norney, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. We look at everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How it works
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take roughly 1–2 hours for most houses, and more on a big or complicated roof. Around Norney, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with what you’ve seen: where the stain is and when it gets worse.
- The visit starts indoors, at the stain and in the loft.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- We use moisture detection, and thermal imaging where it is useful.
- We email a report with photos, the likely entry point and recommendations.
Getting ready for the survey
- For flats, check roof access has been agreed
- If you are buying, check with the agent that we can get in
- Make sure the loft hatch can be reached
How to book

Tips that help
Most of what helps is simple and safe from ground level. Our suggestions:
- Mention earlier attempts to fix the leak
- Stay off ladders and the roof
- Keep a photo record of the damp patch
- Clear the loft hatch so we can get in
The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, so the repair is aimed at the cause.
Keep gutters, valleys and outlets clear, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

Can I check my roof myself?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Roof by roof
Flat roof upstands and outlets
On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.
Chimney stacks
Damp on a chimney breast inside often starts at the top of the stack. Unused flues with open pots can let rain straight in.
What a roof leak investigation does not cover
It’s useful to know what a survey will not do before you book:
- The repair itself (the investigation finds and reports the cause)
- A promise to find every leak on a single visit
- Water from pipes, tanks or heating systems
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What our survey covers.

Roof leak investigations around Norney
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the roof type helps narrow down where water may be getting in. With Loseley Park about 2.5 miles north-east, Norney sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
Take a building like St Mary's CofE Voluntary Controlled Infant School: a leak through a large roof is often found some distance from where the water shows inside. Living close to Middlebriars Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn. The streets around a church like Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
