Leaks and storm damage in Nounsley

The coast is about 5 miles or less from Nounsley, so there is more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

Danbury Place, about 4 miles south-west, is one of the historic houses in the wider area around Nounsley. Older roofs around here can leak at old repairs as readily as at original details. If yours is one of the older homes in the streets near Parish Church of St Andrew, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

Nounsley is about 3 miles south-west of Witham, in Essex. We provide roof leak investigations for homeowners, landlords and businesses in Nounsley and nearby. Our area takes in places right across Essex, from the larger towns to small villages. There is also a page for Chelmsford.

We cover every part of the CM3 postcode area for roof leak investigations. We offer roof leak investigations to properties on Priory Mews, Ulting Road and Priory Farm Road. Roof leak investigations for homes and businesses in Nounsley

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We check both the covering and the room underneath. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt frequently lasts around 15 to 20 years, so age is part of the picture. Typical surveys look at brown rings on upstairs ceilings and water through the ceiling under a flat roof, on flat roof details, chimney stacks and the roof space.

Being in a small place like Nounsley makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

Where we can’t see part of the leaking roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What we look for on each type of roof

Chimney stacks

We look at the outside of the stack and the breast inside, and it isn’t a flue or gas safety check.

Parapet and box gutters

A butterfly roof drains to a central valley gutter. Problems there often show in the rooms on the top floor.

How we price roof leak investigations

To price your survey, we check:

  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can safely be seen
  • The size of the roof
  • How many separate roofs there are, like extensions, dormers and garages

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

Helping us price your survey

If you can, have these to hand when you contact us:

  • When you need the report by
  • Any marks or damp showing indoors
  • Whether there is a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block

Once you know what you need, phone 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.

The survey, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Older rural homes like those around Nounsley can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Before the survey

  • Mention any parking restrictions on your street
  • Keep pets out of the way during the survey
  • Point out any leaks or damp patches

Booking a survey

We survey roofs seven days a week. To arrange a day that suits you, ring 07833 053749 or email us with the address and the days you’d prefer.

Related advice

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Your questions about roof leak investigations in Nounsley

Does a conservation area affect roof work in Nounsley?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Nounsley within the area you cover?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can you find a leak when it isn’t raining?

Often, yes. Stains, tide marks, damp timbers and moisture readings typically point the way. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.

How experienced are you?

Over 20 years and more than 5,000 surveys.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we’ll explain what’s needed.

Signs you need a roof leak investigation in Nounsley

Every flat roof covering has a working life. Felt frequently lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.

Typical things we’re asked to look at include:

  • Ceiling stains that grow after rain
  • Stains around a skylight
  • Drips in the loft during heavy rain
  • Damp on a chimney breast

If you look after a building such as Hatfield Peverel Infant School, on a building that size, finding the source of a drip means looking well beyond the stain.

What to check before booking

  • What the survey won’t cover
  • Which viewpoints they use to see the roof
  • Whether the inside of the roof is included
  • Whether you get a written report with photos

Practical tips

Small things make a difference. Our tips:

  • Take dated photos of the leak
  • Do not climb onto the roof to look
  • Note the weather when the leak shows
  • Let us know about any past repairs to the roof

Keep the report after the work is done. If the leak returns, it is a useful record of what was found.

Look at the roof from the ground after strong winds. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.
