Point Clear Roof Leak Investigation
Find out what’s going on with the leaking roof before you decide what to do next. We carry out roof leak investigations in Point Clear.
- Leaks below a flat extension roof
- Wet patches on loft insulation
- Brown rings on upstairs ceilings
Should I look at the roof myself first?
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Roof leak investigation in Point Clear: what you get
Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof frequently turns out to be the source in heavy rain. We check parapets, valleys and flashings from every safe vantage point. Our report shows what we found, with photos. If you’ve noticed wet patches high on an inside wall and water marks that spread in wet weather, a survey will tell you what’s going on, on chimney stacks, flat roof details and rooflights and dormers alike.
Being in a small place like Point Clear makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Surveys for landlords and agents in Point Clear
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
FAQs for Point Clear
Do roofs near the sea, like those around Point Clear, take more of a battering?
Frequently, yes. Within about 1 mile of the sea, as Point Clear is, metal fixings wear faster and gales find any loose ridge or slate.
Does a conservation area affect roof work in Point Clear?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
How long does a roof leak investigation take?
Allow between one and two hours for most homes, though a hard-to-trace leak can take longer. We’ll give you an idea of timing when booking.
Is Point Clear in your area?
Yes, we do. Point Clear is part of the area we cover.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.
Common roof problems in Point Clear
Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. Leaks from valleys often show up some distance away inside.
It is worth booking a survey if you’ve seen:
- Stains around a skylight
- Damp underlay across a wide area
- Leaks below a flat extension roof
- Wet patches high on an inside wall
If you look after a building such as Colne Community School and College, tracing a leak on a big roof starts with where the water appears and works back.
Choosing a roof surveyor
- Are they insured for the work?
- When you will get the report
- How much experience they have with roofs like yours
- Whether the loft is part of the inspection

Lead flashings
A leak at a flashing often shows some way from the joint. We check every flashing that could feed the stain.
Parapet and box gutters
A butterfly roof drains to a central valley gutter. Problems there often show in the rooms on the top floor.
What a roof leak investigation doesn’t cover
In fairness, a roof survey has limits:
- Whether rotten timbers meet design loads
- A promise to find every leak on a single visit
- The repair itself (the investigation finds and reports the cause)
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What happens on the day
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. Somewhere as small as Point Clear, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start with your notes and photos of the leak.
- Inside, we look at the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
How to prepare
- If you’re buying, check with the agent that we can get in
- Make a note of anything you’d like us to look at
- Tell us about parking before the day

Point Clear roofs and the weather
Point Clear lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Older buildings in Essex often have clay tiles and weatherboarding, alongside plenty of post-war and newer estates. Knowing the roof type helps narrow down where water may be getting in.
For an older house near a landmark such as Church of St James, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Landlords with a home close to Great Bentley station may find that a clear finding on where water gets in helps you brief a roofer right away.
