How we price roof leak investigations

Several things affect the price of a survey:

  • The size of the roof
  • Whether it is a home or a commercial building
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

There’s no need for technical words. It is enough to tell us:

  • The type of building and roof, like pitched or flat
  • What made you get in touch
  • Access details, like a loft hatch or a shared roof
  • When you need the report by

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or send us an email with the address and the days you’d prefer.

How a roof leak investigation works in Rush Green

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We look at the roof surface and the ceiling below. Leaks under flat extension, garage and dormer roofs are common. Felt frequently lasts around 15 to 20 years, so age is part of the picture. If you’re worried about wet patches on loft insulation and damp walls below an overflowing gutter, a survey will tell you what’s going on.

Houses in smaller places like Rush Green can stand more in the open, so wind and driving rain find any weakness in ridges, verges and flashings. A leak that only appears in certain weather often points to an exposed detail. It’s useful to know when and where the water appears. Gutters and downpipes on the exposed side are worth a look as well.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

What we’re asked to look at in Rush Green

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.

Common reasons to book include:

  • Leaks that appear only in driving rain
  • Damp patches next to the stack
  • Brown rings on upstairs ceilings
  • Leaks at a dormer or roof window

For an older house near a landmark like Church of St James, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Before you book any roof surveyor

  • What they won’t be able to tell you
  • How long the report takes to arrive
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

Why get it checked now?

Wet insulation does not insulate well. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Arranging work in a smaller place like Rush Green is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Why book with us

  • More than 20 years surveying roofs
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Weekday and weekend surveys
  • An independent view of the roof

Take a look at what a roof survey costs or what we found on two real jobs.

How it works

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. With a bit of garden around a house, as there often is around Rush Green, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Clear the way to the loft hatch
  • Make a note of anything you’d like us to look at

Rush Green roofs and the weather

The coast is about 1 mile or less from Rush Green, and being near the sea means more wind and salt than a roof inland would face. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, while salt slowly corrodes metal fixings and flashings. Thorpe Hall, about 4.4 miles north, is one of the historic houses in the wider area around Rush Green. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Landlords with a home close to Clacton-On-Sea station may find that a clear finding on where water gets in helps you brief a roofer right away. For site and facilities teams at buildings like Ravens Academy, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Rush Green is about 1 mile south-west of Clacton-on-Sea, in Essex. We carry out roof leak investigations for homes and businesses in Rush Green. Rush Green is one of the places in Essex we cover. We also survey roofs in Chelmsford.

Surveys in CO15 and CO16 work the same way as everywhere else we cover. Whether your property is on Leas Road, Ford Road and Cloes Lane or a nearby road, we can help. Nearby, we also carry out roof leak investigations in Bocking's Elm (1 mile north), Clacton-on-Sea (1 mile north-east), Jaywick (1 mile south-west), St Osyth (2 miles west) and St Osyth Heath (2 miles north-west). Larger places within reach include Colchester (12 miles north-west), Harwich (11 miles north-east), Camulodunum (13 miles north-west), Greenstead (11 miles north-west), Wivenhoe (9 miles north-west) and Brightlingsea (5 miles west).

Practical tips

Here are a few things we’d tell any owner:

  • Let us know what has already been tried
  • Take dated photos of the leak
  • Catch drips in a bucket and protect the floor
  • Write down the wind direction and rain when it leaks

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Keep gutters, valleys and outlets clear, especially in autumn. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Plumbing leaks that look like roof leaks
  • An intermittent leak that shows no trace on the day
  • Whether rotten timbers meet design loads

FAQs for Rush Green

Do you cover smaller places like Rush Green?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do roofs near the sea, like those around Rush Green, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Will you definitely find the leak?

Not always, and we’ll be honest about that. Water can travel a long way, and some leaks only show in particular storms. If we cannot be sure, the report ranks the possible sources.

What should I do before you arrive?

Clear the loft hatch so we can get into the loft space. Have any photos of the leak ready, and tell us about past repairs. Keep catching drips and keep water away from electrics.

Do you use drones?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
