Roof leak investigations in South Heath

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Roof leak investigation in South Heath: what you get

The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, and the repair itself is a separate job. We survey valleys and parapet gutters, flat roof details and lead flashings, and common reasons people get in touch are water through the ceiling under a flat roof and brown rings on upstairs ceilings.

Many homes in small places like South Heath face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

The survey, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes an hour or two for most homes, though a hard-to-trace leak can take longer. Somewhere like South Heath needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the roof space above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Do you need a roof leak investigation in South Heath?

Chimneys can let water in by several routes. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the roof space.

Typical things we are asked to look at include:

  • Condensation that looks like a leak
  • Water through the ceiling under a flat roof
  • Leaks that appear only in driving rain
  • Wet patches on loft insulation

If you live in an older home near St Mary's, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Before you book anyone

  • Which viewpoints they use to see the roof
  • What the report includes, and whether it has photos
  • Whether the inside of the roof is included
  • Their track record with similar roofs

Questions from South Heath

How do I find out if my home in South Heath is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to South Heath?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Could my leak actually be condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We look at the pattern, take moisture readings and tell you which is more likely.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it as you book and we will explain what’s needed.

How long does the visit take?

It normally takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How the survey changes by roof type

Valleys

A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely.

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

How we price roof leak investigations

A few things affect what a survey costs:

  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see
  • The type of building, from a house to a block or an office

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Booking your survey

Getting the details right at the start saves time. It helps to include:

  • When you need the report by
  • Access details, such as a loft hatch or a shared roof
  • What’s prompted the survey
  • Any photos you have, taken from the ground or a window

Unsure which package suits your roof? It’s easiest to call 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.

Leaks and storm damage in South Heath

Cholesbury Manor House, about 3.4 miles north, is one of the historic houses in the wider area around South Heath. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

If you let a flat or house near Great Missenden station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Anyone responsible for a site like Great Missenden CofE Combined School will know that tracing a leak on a big roof starts with where the water appears and works back.
