New roof snagging in South Heath: what you get

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. You get a report with photos that you can pass to your roofer. It’s an independent check, separate from the roofer who did the work. If you’ve noticed loose flashings at walls or chimneys and cracked lower roofs or marked walls after the work, a survey will tell you what’s going on, on new flat roofs, replacement roofs and flashings and valleys alike.

In a village or hamlet like South Heath, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

The survey, step by step

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. Around South Heath, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by finding out what was replaced and what worries you.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

What new roof snagging looks like in South Heath

Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. The wider area around South Heath has a long history of building, with Cholesbury Manor House about 3.4 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Take an older house close to St Mary's: a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to Great Missenden station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • Check before your warranty period ends
  • File all paperwork for the new roof
  • Look for debris left in gutters from ground level
  • Check lower roofs and walls after scaffolding comes down

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. If a payment is due soon, choose the package that fits.

Keep an eye on the roof and ceilings in the first months. It’s simpler to raise problems soon after the job.

Why get it checked now?

Defects and warranty periods have an end date. Checking the roof before it ends gives you time to raise anything we find. For an older or listed building in a place like South Heath, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

To find out what your survey will cost, call 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.

What affects the cost of new roof snagging

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The roof’s overall size
  • House, block, shop or office
  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

What we need to know

To price your survey accurately, we’ll ask about:

  • Where any leaks, stains or damp patches show inside
  • Photos of the roof, taken safely from ground level or a window
  • Access details, such as a loft hatch or a shared roof
  • Where the property is, with the postcode

A quick phone call is normally the easiest start: phone 07833 053749 or email us and we’ll ask a few questions about the roof. You will have a price before anything is arranged.

Roof by roof

Ridges, hips and verges

Loose ridge or hip tiles are a common snag. We photograph any we find.

Slate roofs

Natural slate can last 100 years or more, so the laying matters. We look for slipped, cracked or uneven slates.

Common questions in South Heath

Do you cover South Heath?

Yes. Our area covers London and South East England, and South Heath is part of that. Just phone 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.

Does a conservation area affect roof work in South Heath?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Will you deal with my roofer if there’s a problem?

No, we report on the roof and do not take sides. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.

Do you check new-build roofs?

Yes, the inspection works the same as for a re-roof. You get a photo report of any snags to raise with the builder.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

When should I book new roof snagging?

As soon as the work is finished, and before the final payment if you can. That leaves time to raise anything we find.
