Roof leak investigations in The Common

How a roof leak investigation works in The Common

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof often turns out to be the source in heavy rain. We check parapets, valleys and flashings from every safe viewpoint. Our report shows what we found, with photos. Common reasons to book are leaks that appear only in driving rain and water dripping from rafters or underlay, on the roof space, rooflights and dormers and valleys and parapet gutters.

For a small place like The Common, the inspection is the same as anywhere: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

What affects the cost of roof leak investigations

The price reflects the time and kit the roof needs. The main factors are:

  • The roof’s overall size
  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Getting in touch

What helps most when you contact us:

  • Photos of the roof, taken safely from the ground or a window
  • Dates you’re working to, like exchange
  • What made you get in touch
  • What kind of property and roof it is

Once you know what you need, ring 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Landlords, agents and block managers in The Common

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Wind, rain and roofs in The Common

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these roof types has its own typical places for water to get in.

For an older house near a landmark such as Church of St Mary the Virgin, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

When to book a survey in The Common

A roof valley collects the rain from two slopes. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. Leaks from valleys often show up some distance away inside.

Signs worth acting on include:

  • Leaks that appear only in driving rain
  • Damp underlay across a wide area
  • Wet patches high on an inside wall
  • Ceiling stains that grow after rain

Take a building like Radwinter Church of England Voluntary Aided Primary School: a leak through a large roof is often found some distance from where the water shows inside.

FAQs for The Common

Do you carry out roof surveys in The Common?

Yes. We cover the whole of London and South East England, and The Common is part of that. Just call 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Do you cover smaller places like The Common?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Will I get photos?

Yes. Photographs are part of every report, so you can see each point for yourself.

Is there anything I need to do ahead of the visit?

Note when the leak appears and what the weather was doing. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. In a small place like The Common, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

How to prepare

  • Have any paperwork from past roof work to hand
  • Have keys ready for side gates, garages or roof access doors
  • Move anything stored under the loft hatch

Advice

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Clear the loft hatch so we can get in
  • Take dated photos of the leak
  • Write down the wind direction and rain when it leaks
  • Catch drips in a bucket and protect the floor

If the leak turns out to be condensation, the report says so, and suggest how the roof space could be better ventilated. It saves chasing a leak that isn’t there.

Do not block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Check insulation doesn’t block airflow at the eaves.
