Independent storm damage roof reports in Beenham

Storm damage roof reports for homes and businesses in Beenham

A storm damage roof report is priced from £150. You get a written report with photos by email. It isn’t a repair quote and does not include repair costs, so you will need a roofer’s quote for that. The insurer may still send a loss adjuster of its own. Our report gives you an independent record of the damage and its likely cause. We’re often asked to look into gaps where slates or tiles have gone and lead lifted at abutments, on flashings, flat roofs and ridges and hips.

Many homes in small places like Beenham face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Different roofs, different checks

Chimney stacks

Older stacks with worn pointing or cracked flaunching are more likely to suffer. We record both the storm damage and the older wear.

Flat roof coverings

Lifted trims and laps are common after a storm. We check whether the damage is recent or older.

What a survey costs

When we price a survey, we consider:

  • If the survey needs thermal imaging or a drone
  • The roof’s overall size
  • House, block, shop or office
  • The height of the building and how the roof can safely be seen

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the exact price before you book.

What to tell us when you contact us

Here’s what helps us most when you contact us:

  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside
  • What made you get in touch
  • The kind of building and roof involved

Unsure which package suits your roof? It is easiest to call 07833 053749 or email us and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

How the survey works

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. Rural addresses near Beenham can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. You get a written report to pass to your insurer.

Before the survey

  • Keep pets in another room
  • Buyers: confirm access with the estate agent or seller
  • Have any questions written down, so nothing gets missed

How to book

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or email us to find out.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Tell your insurer about the damage promptly
  • Ask a roofer for emergency temporary protection if water is coming in
  • Don’t go onto the roof to take pictures
  • Take photos of stains and damp inside

If a claim is declined and you disagree, the first step is a complaint to the insurer. After that, you may be able to take it to the Financial Ombudsman Service.

Check the roof from the ground after strong winds. With binoculars, you can frequently spot problems without climbing. Do not go up a ladder to look.

What a storm damage roof report looks like in Beenham

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. The covering and its details give the first clues when tracing where water is coming from.

For an older house near a landmark like Church of St Mary, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. If you own a rental within reach of Aldermaston station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Anyone responsible for a site like Beenham Primary School will know that a leak through a large roof is often found some distance from where the water shows inside.

Common questions in Beenham

How do I find out if my home in Beenham is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Beenham?

Yes, Beenham is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

How much is a storm damage roof report?

A storm damage report starts from £150. Larger roofs are quoted for their size. Repair costs are not part of the report.

What do I do if water is coming in?

Emergency temporary protection is a job for a roofer. Photograph the damage first if you can do so safely. Our report then records the roof.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

How should I record storm damage myself?

Stay off the roof. Photograph the damage from below or from a window. Record the date and any damage inside as well.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Leave it or get it looked at?

A few slipped slates can soon lead to wet timbers. Acting quickly normally means less damage overall. Outbuildings and barns around Beenham are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
