What a storm damage roof report looks like in Brimpton Common

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering and its details give the first clues when tracing where water is coming from.

Anyone responsible for a site like The Hurst School will know that a leak through a large roof is frequently found some distance from where the water shows inside. For an older house near a landmark such as Church of St Nicholas, lead flashings, valleys and old chimneys are typical places for water to get in.

Storm damage roof report in Brimpton Common: what you get

A storm damage roof report is priced from £150. You get a written report with photos by email. It does not price the repairs, so ask a roofer to quote for the work. Your insurer may also send its own loss adjuster. Our report gives you an independent record of the damage and its likely cause. If you’ve noticed roofs hit by falling trees and damaged pots on the stack, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Brimpton Common, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. We look at everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

What happens if roof problems are left?

Knowing whether older wear played a part helps you understand your position. Our report gives an honest view of both, so there are no surprises later. Older cottages and farmhouses around Brimpton Common can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Common questions in Brimpton Common

Is my home in Brimpton Common listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you come out to Brimpton Common?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

What if my insurer declines the claim?

Start by complaining to the insurer. If it is not resolved, the Financial Ombudsman Service may be able to help. The Ombudsman asks about storm conditions, whether the damage is consistent with a storm and whether the storm was the main cause.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies.

Signs you need a storm damage roof report in Brimpton Common

Flat roofs can be damaged too. Wind can lift edges and tear coverings, and blocked outlets can leave water ponding after heavy rain. Our report covers flat and pitched roofs.

A survey can pick up problems like:

  • Lead lifted at abutments
  • Torn or lifted flat roof coverings
  • Damage from fallen branches or debris
  • Lifted or missing ridge and hip tiles

If you let a flat or house near Midgham station, a clear finding on where water gets in helps you brief a roofer straight away.

What to check before booking

  • Their track record with similar roofs
  • Their drone registration, if they fly one
  • What follow-up you get after the report
  • Whether VAT is added on top

What to expect from a roof survey

What we can’t see

A survey is a close look at the roof, but it can’t do everything. Its limits include:

  • Damage hidden under coverings or inside the structure, without opening up
  • Acting for you with the insurer
  • Estimates of repair costs

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before booking. The full list of what we check.

What this survey covers

  • Ridges and hips
  • Flat roofs
  • Slate and tile slopes
  • Chimney stacks
  • Flashings
  • Gutters and fascias

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes between one and two hours for most homes, depending on how much of the roof was hit. Older roofs in small places like Brimpton Common can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the details: when the storm hit and what damage you can see.
  2. We inspect the roof from safe viewpoints and from the loft where there is access.
  3. Each area of damage is photographed and described.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. The findings are written up with photographs for you to share with your insurer.

Advice

Useful tips for Brimpton Common property owners

A survey works best with a little help from you, before and after. Some tips:

  • Photograph the damage safely from below
  • Check your policy for how to report damage
  • Write down when the storm hit and when you noticed damage
  • Record any water damage in rooms and the loft

If a claim is declined and you disagree, the first step is a complaint to the insurer. If that doesn’t resolve it, the Financial Ombudsman Service may be able to help.

Keep gutters and outlets clear so heavy rain can drain away. Blocked drainage can add water damage to wind damage.
