Storm damage roof reports near Colbury

Colbury roofs and the weather

The coast is about 2 miles or less from Colbury, so there is more wind and more salt in the air than further inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Different coverings let water in at different points, which shapes where the search starts.

The streets around a church such as Colbury Christ Church are often among the oldest in a place, and if your home is one of the older ones nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Historic houses such as Southampton Tudor House and Garden, about 4.3 miles east, show how far back building around Colbury goes. Leaks in period homes nearby often come from lead work and valleys that have been patched before.

Colbury is about 1 mile south of Totton, in Hampshire. Wherever you are in Colbury, we can carry out storm damage roof reports at your property. Colbury is one of the places in Hampshire where we work.

How a storm damage roof report works in Colbury

Our storm damage report starts from £150. You get a written report with photos by email. It is not a repair quote and does not include repair costs, so ask a roofer to quote for the work. Your insurer may also send its own loss adjuster. Our report gives you an independent record of the damage and its likely cause. If you’re worried about new damp or leaks inside and damaged ridges and hips, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Colbury, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. We check whatever is safely visible and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Do you need a storm damage roof report in Colbury?

Gusts work at anything on a roof that is loose or exposed. Driving rain then gets in through the gaps. People usually call us after a storm, once they’ve noticed damage or a leak.

Most people get in touch after spotting something like this:

  • New damp or leaks inside
  • Holes or cracks caused by debris
  • Damaged gutters and fascias
  • Cowls or aerials dislodged in the wind

If you let a flat or house near Ashurst New Forest station, tracing a leak quickly matters when a tenant is living with it.

Before booking any roof surveyor

  • What they will not be able to tell you
  • Which parts of the roof they’ll actually see
  • How long they’ve been surveying roofs
  • Their insurance cover

What a roof survey includes

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take between one and two hours at a house, and longer if the damage is spread across a large roof. Somewhere as small as Colbury, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We view the roof from wherever it can be seen safely, including the loft where there’s access.
  3. We photograph and record every area of damage we can see.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. We send you a written report with photos, ready to give to your insurer.

Getting ready for the survey

  • Clear the way to the loft hatch
  • If you are buying, check with the agent that we can get in
  • Make a note of anything you’d like us to look at

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

Advice

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

When you need someone else

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Negotiating a claim settlement
  • Areas we cannot see safely
  • Estimates of repair costs

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

Prices for storm damage roof reports in Colbury

Prices always include VAT. What changes the price is:

  • The use of thermal imaging or a drone

  • The number of roofs, including extensions and garages
  • Whether you choose the Basic, Standard or Premium Survey

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

Helping us price your survey

If you can, have these to hand when you contact us:

  • How the loft is reached, if there is one
  • Any photos you have, taken from ground level or a window
  • When you need the report by
  • Where water is showing inside, if it is

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Colbury: your questions answered

Does being near the coast affect roofs in Colbury?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you come out to Colbury?

Yes. Colbury is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Are you loss adjusters?

No. We write an independent report, and you decide how to use it. Your insurer may appoint its own loss adjuster.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it as you book and we will explain what’s needed.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours at a typical home, and more on a big or complicated roof. The report is sent afterwards by email.

Will my insurer pay out if I get a storm damage report?

The decision is your insurer’s, not ours. We record the damage, with photos and the likely cause, which you can pass to your insurer.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
