Common questions in Cotman's Ash
Will you come out to Cotman's Ash?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you cover Cotman's Ash?
Yes, Cotman's Ash is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.
Do you look in the roof space?
Usually, if there is one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
How much is a storm damage roof report?
Our reports start from £150. Commercial and larger roofs are quoted on size. Repair costs are not part of the report.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Will you go up on the roof?
Only if it’s safe. We inspect everything that’s safely in view: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.
Storm damage roof report in Cotman's Ash: what you get
Many policies treat gusts of about 55 mph as storm conditions, but it varies by policy. Your policy document sets out its own definition. We don’t decide whether a storm met that test. We record the damage and what seems to have caused it. Each area of damage is photographed, and the report is yours to pass on. The claim decision rests with your insurer. We’re often asked to look into new damp or leaks inside and slipped or missing slates or tiles, across flat roofs, gutters and fascias and ridges and hips.
Many homes in small places like Cotman's Ash face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

How it works
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours for a house, and more on a big or complicated roof. In a hamlet or village like Cotman's Ash, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with what you’ve seen and any temporary repairs.
- We check inside, including the loft where there’s access, for water damage.
- The roof is inspected from ground level, windows and the roof where it’s safe.
- Storm damage and older wear are recorded separately where we can.
- You receive the written report with photographs.
Preparing for the visit
- Let us know about parking near the property
- Buyers: confirm access with the estate agent or seller
- Have any questions written down, so nothing gets missed

Advice
Rented homes, blocks and businesses
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the survey around it.
Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.
How the survey changes by roof type
Ridge and hip tiles
A lifted ridge tile can let water into the roof. Each one is recorded with photos.
Clay and concrete tiles
A missing tile lets rain reach the underlay. We photograph each gap.
Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Keep fallen slates or tiles as evidence if safe
- Take photos of stains and damp inside
- Ask a roofer for emergency temporary protection if water is coming in
- Note the date and time you first saw the damage
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
After a storm, look at the roof from the street or garden. With binoculars, you can often spot problems without climbing. Don’t go up a ladder to look.

Honest limits
A survey is a close look at the roof, but it cannot do everything. The main limits are:
- Estimates of repair costs
- Negotiating a claim settlement
- Your insurer’s view of the claim
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and doesn’t.
What we check
- Ridges and hips
- Chimney stacks
- Slate and tile slopes
- Gutters and fascias
- Flashings
- Flat roofs
What a survey costs
Several things affect the price of a survey:
- Commercial roofs and larger buildings
- Building height and the viewpoints available
- Chimneys, valleys, parapets and other details
- Extra roofs, like extensions, dormers or garages
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.
What we need to know
There’s no need for technical words. Just let us know:
- Photos of the roof, taken safely from the ground or a window
- Where water is showing inside, if it is
- How the loft is reached, if there is one
- What kind of property and roof it is
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you are ready.
Storm damage roof reports around Cotman's Ash
With Lullingstone Castle about 3.4 miles north-west, Cotman's Ash sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Different coverings let water in at different points, which shapes where the search starts.
Living close to Kemsing Down is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Take an older house close to Church of Saint Mary the Virgin: old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you let a flat or house near Kemsing station, tracing a leak quickly matters when a tenant is living with it.
