DIY checks: what’s safe

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Storm damage roof report in Guilton: what you get

When a storm has damaged your roof, a written record can help you explain it to your insurer. Our report shows the damage in photos and says whether it looks like storm damage, wear and tear, or a mix. We aren’t loss adjusters, and we cannot say whether a claim will be paid. What we give you is an independent record of the roof. We are often asked to look into damaged flat roof membrane and gaps where slates or tiles have gone, across ridges and hips, slate and tile slopes and gutters and fascias.

Many homes in small places like Guilton face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes between one and two hours at most homes, and about three to four hours for a commercial roof. Older rural homes like those around Guilton can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from the ground, windows and the roof where it’s safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photos.

Getting ready for the survey

Advice

Questions from Guilton

Does a conservation area affect roof work in Guilton?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is Guilton in the area you cover?

Yes, Guilton is one of the places we work. Every survey there gets the same written report with photos.

How do I book a survey in Guilton?

To arrange a survey, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Are you loss adjusters?

No. Our report is an independent record for you to use. Your insurer may appoint its own loss adjuster.

Can you tell me if my claim will be paid?

That is not something we can promise. Insurers decide claims on their own policy wording. What we provide is an independent record of the damage.

How long will you be at the property?

Expect it to take about one to two hours at a typical home, with bigger or more complicated roofs taking longer. You will then get the report by email, on the timescale of your package.

Wind, rain and roofs in Guilton

Goodnestone Park, about 3 miles south-west, is one of the historic houses in the wider area around Guilton. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the roof type helps narrow down where water may be getting in.

If your home is one of the older ones in the streets near Church of St Nicholas, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you own a rental within reach of Sandwich station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Anyone responsible for a site like Ash Cartwright and Kelsey Church of England Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep invoices for temporary repairs
  • Do not go onto the roof to take pictures
  • Tell your insurer about the damage promptly
  • Read your policy wording on storm damage

For repair costs, ask a roofer to quote. The report gives them a clear list of the damage.

Store invoices and reports for any roof work. They help show the roof was in good order before a storm.
