Leaks and storm damage in Headley Down

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

Landlords with a home close to Liphook station may find that a clear finding on where water gets in helps you brief a roofer right away. For site and facilities teams at buildings like The Holme Church of England Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. For an older house near a landmark such as Church of All Saints, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Storm damage roof report in Headley Down

High winds typically affect the parts of a roof that are already exposed or loose. Slates and tiles slip or blow off, ridge and hip tiles lift, flashings pull away and flat roof coverings can tear. Falling branches can cause damage too. Our report records what has happened to your roof, with photos. Any older wear we can see is recorded as well. We survey ridges and hips, flat roofs and flashings, and common reasons people get in touch are broken or displaced guttering and gaps where slates or tiles have gone.

In older homes around places like Headley Down, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. Wet battens and insulation in the loft are often the first clue.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Damage hidden under coverings or inside the structure, without opening up
  • A decision on your insurance claim
  • What your policy covers, which depends on its wording

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey before booking. What a survey covers and doesn’t.

What this survey covers

  • Chimney stacks
  • Ridges and hips
  • Flashings
  • Slate and tile slopes
  • Gutters and fascias
  • Flat roofs

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two at most homes, and about three to four hours for a commercial roof. Being in a smaller place like Headley Down does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. It helps to show us anything you’ve already noticed.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. The roof is looked at from the ground, from windows and from the roof space where it is safe.
  3. We photograph and record every area of damage we can see.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. We send you a written report with photos, ready to give to your insurer.

Advice

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Headley Down: your questions answered

Do you cover smaller places like Headley Down?

Yes, Headley Down is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you carry out roof surveys in Headley Down?

Yes, Headley Down is one of the places we work. The survey and report are the same in Headley Down as anywhere else.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details when you book.

Can I check the roof after a storm?

Safely, from ground level or a window. Do not use a ladder or go onto the roof. With binoculars, you can see a lot from the ground, and we’ll record the rest.

How are storm damage reports priced?

Our reports start from £150. Larger roofs are quoted for their size. The report doesn’t include repair costs.

Will you walk on the roof?

Only if it is safe. We check everything that can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Helping us price your survey

When you call or email, these details help:

  • What made you get in touch
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one
  • Any stains, drips or damp patches you’ve seen indoors

We confirm the price for your survey before booking, so you know where you stand. Prices start from £150, including VAT. To book, phone 07833 053749 or send us an email.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Photograph the damage safely from below
  • Ask a roofer for emergency temporary protection if water is coming in
  • Check your policy for how to report damage
  • Record any water damage in rooms and the loft

You’ll need a roofer’s quote for the repairs. They can use our report to see what needs doing.

After a storm, look at the roof from the street or garden. Binoculars help you spot slipped slates or lifted ridges. Never climb onto the roof yourself.
