FAQs for Launton

Do you cover Launton?

Yes, Launton is one of the places we work. Every survey there gets the same written report with photos.

Does a conservation area affect roof work in Launton?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How much is a storm damage roof report?

A storm damage report starts from £150. Commercial and larger roofs are quoted on size. The report doesn’t include repair costs.

Will you go up on the roof?

Only if it’s safe. We check everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

My storm claim was turned down. What now?

Complain to your insurer first. If you are still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, but we can’t say how it will turn out.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Storm damage roof reports for homes and businesses in Launton

Our storm damage report starts from £150. You get a written report with photos by email. It is not a repair quote and does not include repair costs, so you’ll need a roofer’s quote for that. Your insurer may also send its own loss adjuster. Our report gives you an independent record of the damage and its likely cause. If you’re worried about holes or cracks caused by debris and lifted or missing ridge and hip tiles, we can find out what’s behind it.

Somewhere as small as Launton, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We look at everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

What we do, step by step

Every roof is different, but as a rough guide the survey takes about one to two hours for most homes, depending on how much of the roof was hit. You are welcome to ask questions while we are there. In a hamlet or village like Launton, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Getting ready for the survey

Advice

What a survey costs

When we price a survey, we consider:

  • Building height and the viewpoints available
  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • Which survey package you book

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your survey before booking.

Booking your survey

If you can, have these to hand when you get in touch:

  • The reason for the survey, like buying, a leak or storm damage
  • Photos of the roof, taken safely from the ground or a window
  • Your timetable, like an exchange date
  • Any marks or damp showing indoors

Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. To book, phone 07833 053749 or send us an email.

Storm damage roof reports around Launton

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in.

The streets around a church such as Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Landlords with a home close to Bicester North station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Launton is about 2 miles east of Bicester, in Oxfordshire. Roofs in Launton get the same thorough look as anywhere else in Oxfordshire. We cover towns and villages across Oxfordshire, large and small. Our Oxford page covers surveys nearby.

Surveys in OX26 and OX25 are booked the same way as anywhere else. If you need a storm damage roof report at a property on Station Road, Skinner Road and Ancil Avenue or a nearby road, we can survey it. What this survey can’t tell you

It’s useful to know what a survey won’t do before you book:

  • What’s beneath slates, tiles or membranes
  • Estimates of repair costs
  • Your insurer’s view of the claim

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. The full list of what we check.

Roof types and parts we check

  • Ridges and hips
  • Gutters and fascias
  • Chimney stacks
  • Slate and tile slopes
  • Flat roofs
  • Flashings

Roof by roof

Flat roof coverings

Edge trims and laps are frequently where flat roof coverings start to peel back. The report notes signs of recent damage and older wear.

Clay and concrete tiles

Older tiles held only by nibs, without nails or clips, can lift more easily. We record what we can see of the fixings.

Tips from our surveys

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Keep any slates, tiles or debris that fall, if it is safe to do so
  • Tell your insurer about the damage promptly
  • File receipts for anything you pay for
  • Note the date and time you first saw the damage

The report is emailed to you, and you decide what to send to your insurer. We do not deal with the insurer on your behalf.

Keep records of roof work and surveys. They can help show the roof was looked after.

Signs you need a storm damage roof report in Launton

When you claim, your insurer may ask for evidence of the damage and its cause. A written report with photos gives you something clear to pass on. Your insurer still makes the decision.

A survey can pick up problems such as:

  • Broken or displaced guttering
  • Cowls or aerials dislodged in the wind
  • Flat roof edges peeled back
  • Lead lifted at abutments

If you look after a building such as Launton Church of England Primary School, a leak through a large roof is often found some distance from where the water shows inside.
