Storm damage roof report in Sholden
Most policies don’t cover wear and tear. That makes the difference between storm damage and old wear important. Our report records both: fresh breaks and recently moved slates or tiles, and older problems like corroded nails or worn mortar. We give an honest view of what we see. Your insurer then decides how its policy applies. We are often asked to look into water coming in after the storm and ridge tiles that have come loose, on flat roofs, chimney stacks and flashings.
Many homes in small places like Sholden face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Sholden questions
Is my home in Sholden listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do roofs near the sea, like those around Sholden, take more of a battering?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows, and Sholden is within about 2 miles of the coast.
Do you test for asbestos?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you climb onto every roof?
Only where it’s safe to do so. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How do I arrange a storm damage roof report in Sholden?
To arrange a survey, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
Before and after the survey
These tips come from what we see on roofs every week:
- Tell your insurer about the damage promptly
- Ask a roofer for emergency temporary protection if water is coming in
- File receipts for anything you pay for
- Note the date and time you first saw the damage
The report is emailed to you, and you decide what to send to your insurer. It is your record to use.
Store invoices and reports for any roof work. They help show the roof was in good order before a storm.
Sholden roofs and the weather
Sholden lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Different coverings let water in at different points, which shapes where the search starts.
If you own a rental within reach of Deal station, a tenant living with a leak needs the cause found, not just the stain painted over. If you run a hotel or guest house in or near Sholden, a roof problem can mean rooms out of use. If you live near a park such as Betteshanger Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.
Sholden is about 1 mile north-west of Deal, in Kent. We cover Sholden and the rest of Kent, as part of our work across London and South East England. Sholden is one of the places in Kent where we work. Canterbury is in our area too.
All of CT14 is covered for storm damage roof reports. Whether your property is on The Street, London Road and Colmanton Grove or a nearby road, we can help. Nearby, we also carry out storm damage roof reports in Sholden Meadows (1 mile west), Mill Hill (1 mile south), Great Mongeham (1 mile south-west), Deal (1 mile south-east) and Finglesham (1 mile north-west). Larger places within reach include Canterbury (13 miles west), Margate (11 miles north), Dover (7 miles south-west), Folkestone (13 miles south-west), Ramsgate (8 miles north) and Broadstairs (10 miles north).

The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about one to two hours on an ordinary house, and more on a big or complicated roof. For a village or hamlet like Sholden, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- First we go through when the storm hit and what you’ve noticed.
- The roof is inspected from safe positions.
- We record and photograph the damage.
- We note the likely cause and any signs of older wear.
- We send you the report by email for your insurer.
Before we arrive
- Note where any stains or damp appear
- If you’re buying, check with the agent that we can get in
- Leave side gates unlocked
Booking a survey

Advice
Roof by roof
Flat roof coverings
Wind can lift the edges of flat roof coverings or tear them. Damage is photographed and described.
Chimney stacks
Wind can pull the flashings away from a chimney. We photograph any we find.
Prices for storm damage roof reports in Sholden
A few things affect what a survey costs:
- The roof’s overall size
- Which survey package you book
- Building height and the viewpoints available
- The use of thermal imaging or a drone
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
Getting in touch
You don’t need to know any roofing terms. It’s enough to let us know:
- Where water is showing inside, if it is
- The style of property, from a terrace to a block
- Dates you’re working to, such as exchange
- The address and postcode of the property
Photos help, if you have them. Pictures from the ground or a window are fine. To send them or to book, call 07833 053749 or drop us an email.
What you can safely check yourself
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
