What we’re asked to look at in Upper Bush

Flat roofs can be damaged too. Wind can lift edges and tear coverings, and blocked outlets can leave water ponding after heavy rain. Our report covers flat and pitched roofs.

People typically book a survey when they’ve noticed something like this:

  • Flashings pulled away from walls or stacks
  • Broken or displaced guttering
  • Torn or lifted flat roof coverings
  • Damaged pots on the stack

For landlords with property near Cuxton station, a tenant living with a leak needs the cause found, not just the stain painted over.

Choosing a roof surveyor

  • Whether VAT is added on top
  • What exactly goes into their report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What the survey won’t cover

What a roof survey includes

Storm damage roof reports for homes and businesses in Upper Bush

What counts as a storm depends on your policy, though many use gusts of about 55 mph. Your policy document sets out its own definition. We do not decide whether a storm met that test. Our part is recording the damage to your roof and its likely cause. The report includes photos of each area of damage, and you decide what to send. The claim decision rests with your insurer. We’re often asked to look into slipped or missing slates or tiles and holes or cracks caused by debris, across ridges and hips, flat roofs and flashings.

Somewhere as small as Upper Bush, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes an hour or two for most houses, and more on a big or complicated roof. Cottages and farmhouses around Upper Bush often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there’s access, for water damage.
  3. The roof is inspected from ground level, windows and the roof where it’s safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photos.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • Jot down any questions you want answered
  • Move anything stored under the loft hatch

What affects the cost of storm damage roof reports

All our prices include VAT. The things that change the price are:

  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • The roof’s overall size

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Getting in touch

A little information up front helps. It’s useful to include:

  • What’s prompted the survey
  • Photos of the roof, taken safely from ground level or a window
  • The type of building and roof, like pitched or flat
  • Whether there’s a loft hatch, a shared roof or tricky access

Leave it or get it looked at?

Damage left open lets in more rain. That can add to the damage and make it harder to separate from the storm. A roofer should deal with emergency protection quickly. Older and listed buildings around Upper Bush may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

What a storm damage roof report does not cover

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • A price for the repairs
  • What’s beneath slates, tiles or membranes
  • Acting for you with the insurer

Leaks and storm damage in Upper Bush

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the roof type helps narrow down where water may be getting in. Starkey Castle, about 1.4 miles south-east, is one of the historic houses in the wider area around Upper Bush. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Cuxton Community Infant School will know that on a building that size, finding the source of a drip means looking well beyond the stain. Shop and office owners around Pentagon Shopping Centre may find that finding where water is getting in quickly keeps disruption down.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Look at what your policy says about wear and tear
  • Arrange temporary cover with a roofer if rain is getting in
  • Record any water damage in rooms and the loft
  • Note the date and time you first saw the damage

The report is emailed to you, and you decide what to send to your insurer. It is your record to use.

Store invoices and reports for any roof work. They help show the roof was in good order before a storm.

Questions from Upper Bush

Do you carry out roof surveys in Upper Bush?

Yes. We cover the whole of London and South East England, and Upper Bush is part of that. You can call 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

Does a conservation area affect roof work in Upper Bush?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Are you loss adjusters?

No. We are not loss adjusters and do not act for you with the insurer. We provide an independent record of the roof, which you can pass to your insurer.

Is wear and tear covered by insurance?

Insurers typically exclude wear and tear. We describe what looks like fresh storm damage and what looks older. The claim decision is your insurer’s.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. The written report follows by email.

What does a storm damage report cost?

Our price is from £150, including VAT. Larger or more complex roofs are quoted for their size. It doesn’t include repair costs, so you’ll need a roofer’s quote for those.

Will my insurer pay out if I get a storm damage report?

That is not something we can promise. Insurers decide claims on their own policy wording. Our report gives you an independent record of the damage and its likely cause.
