How a storm damage roof report works in Wickham

A storm damage roof report is an independent record of the damage to your roof after a storm. It sets out what is damaged, with photos, and what we think the likely cause is. You can then give it to your insurer with your claim. Insurers decide claims on their own policy wording. We are not loss adjusters and can’t say whether a claim will be paid. Common reasons to book are damaged gutters and fascias and loose or broken chimney pots and cowls, on chimney stacks, gutters and fascias and slate and tile slopes.

Somewhere as small as Wickham, older roofs have frequently been repaired many times. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We check what can be seen safely and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Nothing in the report is left vague: where something needs attention, it says so plainly.

What we do, step by step

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey usually takes roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. Older roofs in small places like Wickham can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We note the date of the storm and the damage you’ve seen.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

Before we arrive

  • Show us where any leaks or stains appear
  • Keep pets inside or away from the areas we are looking at
  • Leave a clear route to the loft

What we look for on each type of roof

Clay and concrete tiles

Tiles without fixings can move more easily in wind. We note what we can see of how tiles are fixed.

Chimney stacks

Wind can pull the flashings away from a chimney. We photograph any we find.

Wickham roofs and the weather

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in. The wider area around Wickham has a long history of building, with Benham Park about 3.7 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Welford and Wickham C.E. Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you live in an older home near Church of St Swithin, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Checking the roof from the ground

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Honest limits

It is a careful look at the roof, not the whole story. The main limits are:

  • Acting for you with the insurer
  • How your policy defines a storm
  • What’s beneath slates, tiles or membranes

Questions from Wickham

Is Wickham within the area you cover?

Yes, Wickham is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is my home in Wickham listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

Will my insurer pay out if I get a storm damage report?

That is not something we can promise. The decision rests with your insurer and its policy. Our report gives you an independent record of the damage and its likely cause.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Do you need a storm damage roof report in Wickham?

A storm often finds a roof’s existing weak spots. Corroded nails on slate roofs, worn mortar on ridges and old flashings can all give way. We record recent damage alongside older defects.

Problems we come across often include:

  • Damaged gutters and fascias
  • Cowls or aerials dislodged in the wind
  • New damp or leaks inside
  • Slates and tiles blown off the roof

Landlords with a home close to Kintbury station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

What to expect from a roof survey

Leave it or get it looked at?

Leaving storm damage can let water into the roof space and rooms below. Further water damage can blur what the storm actually did. A roofer should deal with emergency protection quickly. Older and listed buildings around Wickham may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
