Useful tips for Woodchurch property owners

Nothing here needs a ladder. Our suggestions:

  • Keep fallen slates or tiles as evidence if safe
  • Report the damage to your insurer as soon as you can
  • Write down when the storm hit and when you noticed damage
  • Take photos of stains and damp inside

You get the report by email and pass it to your insurer yourself. It is your record to use.

Keep records of roof work and surveys. They can help show the roof was looked after.

About our storm damage roof report in Woodchurch

Each roof is looked at from the safest viewpoints available: from the ground, from windows and higher points, from the roof space and from the roof where it’s safe. Every area of damage is photographed and described. We note any part we couldn’t see. You get a written report with photos to give to your insurer. If you are worried about lead lifted at abutments and loose or broken chimney pots and cowls, a survey will tell you what’s going on, on gutters and fascias, ridges and hips and flat roofs alike.

In a village or hamlet like Woodchurch, older cottages and farmhouses frequently have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We check what can be seen safely and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Wind, rain and roofs in Woodchurch

Smallhythe Place, about 4.2 miles south-west, is one of the historic houses in the wider area around Woodchurch. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Different coverings let water in at different points, which shapes where the search starts.

If you look after a building such as Woodchurch Church of England Primary School, tracing a leak on a big roof starts with where the water appears and works back. If yours is one of the older homes in the streets near Parish Church of All Saints, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. Living close to Stone Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Woodchurch is about 6 miles south-west of Ashford, in Kent. In Woodchurch, as across Kent, every roof gets the same careful survey. Woodchurch is one of the towns and villages in Kent where we work for storm damage roof reports. We also survey roofs in Maidstone.

Woodchurch questions

Do you cover smaller places like Woodchurch?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Woodchurch is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Can I check the roof after a storm?

Please don’t climb onto the roof. Photograph the damage from below or from a window. Record the date and any damage inside as well.

Will my insurer pay out if I get a storm damage report?

The decision is your insurer’s, not ours. Our report records what is damaged, with photos, and the likely cause, which you can pass to your insurer.

Will you check the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, like damp timbers, staining or daylight.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Why get it checked now?

A clear, independent record helps you explain the damage to your insurer. It records the damage and what seems to have caused it, so you are not relying only on your own photos. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

What a storm damage roof report doesn’t cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • How your policy defines a storm
  • Damage hidden under coverings or inside the structure, without opening up
  • Negotiating a claim settlement

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. The full list of what we check.

What we look at

  • Flat roofs
  • Gutters and fascias
  • Chimney stacks
  • Ridges and hips
  • Flashings
  • Slate and tile slopes

The survey, step by step

Every roof is different, but as a rough guide the survey takes an hour or two for most homes, depending on how much of the roof was hit. If you have questions on the day, just ask. Rural addresses near Woodchurch can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We look at the roof from wherever it is safe.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

Preparing for the visit

  • Let us know about parking before the day
  • Show us where any leaks or stains appear
  • Buyers: confirm access with the estate agent or seller
