About our thermal roof survey in Ardingly

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We survey commercial roofs, pitched roof slopes and insulated roof spaces, and people most often book us about damp patches with no obvious cause and possible trapped moisture under a flat roof covering.

Some older homes in villages like Ardingly are listed or in a conservation area. A look from above or with a thermal imager doesn’t touch the roof, so it is a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Ardingly: your questions answered

Do you cover smaller places like Ardingly?

Yes, Ardingly is on our map. Villages and rural addresses get the same survey as a town house.

Do you carry out roof surveys in Ardingly?

Yes, Ardingly is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or use the contact form with the address and a few details, and we will talk through which survey suits.

Can a thermal camera see water?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That’s why we check any patterns with moisture readings.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How long does the survey take?

That depends on the size and shape of the roof; most visits take roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. The written report follows by email.

How quickly is the report sent?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Common roof problems in Ardingly

Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there’s a clear difference between inside and outside.

Here are some of the things we see often:

  • Heat escaping through the roof
  • Thin or uneven insulation in the roof
  • Damp where roofs meet walls and chimneys
  • Cold spots on ceilings under the roof

If you live in an older home near St Peter's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Choosing a roof surveyor

  • How they plan to inspect the roof safely
  • Whether any drone flown is registered with the CAA
  • How long they’ve been surveying roofs
  • Will they check the loft as well as the outside?

What a good roof survey covers

What you can safely check yourself

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Useful tips for Ardingly property owners

Nothing here needs a ladder. A few suggestions:

  • Check from the ground or a window, never by climbing
  • Don’t switch the heating off before the visit
  • Check outlets after heavy rain
  • Keep dated photos of any marks on ceilings

The report explains the conditions on the day and how they affected the images. It helps you judge how firm each finding is.

Consider a repeat survey after major work on the roof, when the conditions are suitable.

Thermal roof surveys around Ardingly

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Steep or complicated roofs are frequently hard to see from ground level, which is where close-up aerial shots and thermal images help.

If you look after a building such as St Peter's CofE Primary School, a drone or thermal camera can show a large roof in a single visit. With Priest House about 2.2 miles north-east, the area around Ardingly has a long history. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.

Honest limits

To be straight with you, there are limits to any roof survey:

  • A structural engineer’s assessment
  • Hidden layers that need to be opened up to check
  • Readings unaffected by sun, shade or reflections

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before booking. The full list of what we check.

Roof types and parts we check

  • Insulated roof spaces
  • Loft conversions
  • Ceilings below the roof
  • Flat roofs
  • Commercial roofs
  • Pitched roof slopes

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. Older rural homes like those around Ardingly can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Jot down any questions you want answered
  • Tell us about any leaks, stains or damp patches you know of
  • Mention any parking restrictions on your street
