Landlord and commercial surveys in Little London
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.
Thermal roof survey in Little London
We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. We’re often asked to look into damp around roof outlets and upstands and missing or slipped insulation, on loft conversions, ceilings below the roof and pitched roof slopes.
Villages like Little London frequently stand in open country, where wind can be strong. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Drones, thermal imaging and Little London roofs
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.
Anyone responsible for a site like St Peter's CofE Primary School will know that thermal images can show where wet insulation sits under a big flat roof. Take an older house close to St Peter's Church: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Priest House, about 1.8 miles north-east, is one of the historic houses in the wider area around Little London. A drone or thermal survey does not involve any work on the roof, which suits older buildings.

What happens if roof problems are left?
Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. Around Little London, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Little London: your questions answered
Does a conservation area affect roof work in Little London?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Is Little London in the area you cover?
Yes. We cover the whole of London and South East England, and Little London is part of that. Just call 07833 053749 or drop us an email and let us know about the property.
What’s in the survey report?
You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Is thermal imaging included in your surveys?
Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.
Does the report include photographs?
Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Tell us about it when booking and we will explain what’s needed.
DIY checks: what’s safe
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Check the loft can be reached safely
- Take photos of stains as they appear, so we can compare
- Use the report as a baseline for later checks
- Keep a record of when stains appear
You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.
Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.
What a survey costs
A few things affect what a survey costs:
- How big the roof is
- The number of roofs, including extensions and garages
- Chimneys, valleys, parapets and other details
- House, block, shop or office
Every price we give includes VAT, and the report isn’t charged as an extra. Thermal roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.
What to tell us when you contact us
We’ll usually ask about:
- Pictures of the roof from a safe spot, if you have them
- Anything about access we should know
- Any marks or damp showing indoors
- The style of property, from a terrace to a block
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.

What else we do in Little London
What happens on the day
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Rural addresses near Little London can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it is safe.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
Before the survey
- Keep pets out of the way during the survey
- Let us know about parking near the property
- Clear the way to the loft hatch
