About our thermal roof survey in Barking Riverside
Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast as you book, and our report notes the conditions and how they affected what we saw. We survey commercial roofs, insulated roof spaces and loft conversions, and people most often book us about ceilings that feel colder in places and damp that repairs haven’t cured.
Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Barking Riverside, the address is checked against all of them, and permission is never taken for granted.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we do, step by step
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes between one and two hours for most houses, and more on a big or complicated roof. In Barking Riverside, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Preparing for the visit
- Let us know about parking near the property
- If you’re buying, check with the agent that we can get in
- Dig out any old roof reports or invoices

Thermal roof surveys in Barking Riverside: local notes
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Barking Riverside is one of them, bay roofs, hips and later dormers each have their own details. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. About 1 mile north-west lies Eastbury Manor House, a reminder of how long the area around Barking Riverside has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If you run a business near Gallions Reach Shopping Park, big, flat commercial roofs are where aerial photos and thermal images help most. Take an older house close to Christ Church: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

When you need someone else
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Insulation values or heat loss calculations
- Readings unaffected by sun, shade or reflections
- What’s inside walls or under coverings, without opening up
If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.
What we check
- Flat roofs
- Commercial roofs
- Insulated roof spaces
- Pitched roof slopes
- Ceilings below the roof
- Loft conversions
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
Why it is worth a survey now in Barking Riverside
Trapped water can harm decks, timbers and ceilings the longer it stays. Surveying sooner gives you more choice about what to do. In Barking Riverside, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Barking Riverside questions
Is my home in Barking Riverside listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can you fly a drone over a roof in Barking Riverside?
Typically it comes down to two things: the airspace at the address and the weather. The flight restriction zone around London City Airport comes within about 1 mile of Barking Riverside. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.
Is thermal imaging included in your surveys?
It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
Can you use a thermal camera on a sloping roof?
On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
What’s the best way to book?

How the survey changes by roof type
Loft insulation
Insulation often gets moved during work in the loft. Thermal images can show where it has been pushed aside.
Pitched slate and tile roofs
Even on pitched roofs, the camera can point to heat loss and some damp. We explain what can and can’t be read from them.
When to book a survey in Barking Riverside
Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there is a clear difference between inside and outside.
Things that often lead to a survey include:
- Damp where roofs meet walls and chimneys
- Thin or uneven insulation in the roof
- Moisture around outlets and upstands
- Damp patches with no obvious cause
Barking Riverside is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised.
Questions to ask before booking
- Whether the loft space is looked at, where there is one
- How they plan to inspect the roof safely
- Whether VAT is added on top
- Whether you get a written report with photos
