Thermal roof survey in Crossness: what you get
What a thermal camera can show depends a lot on the weather. It’s useful to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We’ll discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. We survey pitched roof slopes, commercial roofs and loft conversions, and the problems we are asked to look at most are patches of heat loss across the roof and missing or slipped insulation.
London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. Images are taken to show the roof we are surveying, with care for neighbours’ privacy, in Crossness as anywhere. Mention access, height and anything unusual about the building as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Airspace, weather and Crossness roofs
Crossness is inside, or right on the edge of, the flight restriction zone around London City Airport. If your survey includes the drone, we ask the airport for permission first, and only fly if it’s given. With Rainham Hall about 2.8 miles north-east, Crossness sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
Crossness is in London, so parking needs planning: let us know about permits, visitor bays or off-street space when you book. If you own one of the older houses in the streets near Church of the Cross, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For businesses in and around places such as Gallions Reach Shopping Park, big, flat commercial roofs are where photos from the air and thermal images help most.
Crossness is about 2 miles north-west of Erith, in Greater London. Roofs in Crossness get the same thorough look as anywhere else in Greater London. Our area takes in places right across Greater London. London is in our area too.
All of SE2, SE28 and DA18 is covered for thermal roof surveys. That includes homes and businesses on Kale Road, Haldane Road and Seacourt Road and the roads around them. Being close to the A2016, Crossness is easy for us to reach. Other places close to Crossness include Thamesmead (1 mile north-west), Dagenham Dock (1 mile north), Barking Riverside (2 miles north-west), Hornchurch Marshes (2 miles north-east) and Dagenham Green (2 miles north). Larger places within reach include London (10 miles west), City of Westminster (12 miles west), Marylebone (12 miles west), Kensington (14 miles west), St Pancras (11 miles west) and Shoreditch (9 miles west).

Questions from Crossness
Can parking be tricky for a visit in Crossness?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Is my home in Crossness listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you survey on Saturdays and Sundays?
Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or drop us an email.
How much does a thermal roof survey cost?
It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.
Do you work in Crossness?
Yes, we do. Crossness is part of the area we cover, and the service is the same as everywhere else we work.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Can you check my loft insulation with a thermal camera?
The camera can point to heat loss and gaps in insulation. The survey isn’t an energy rating or a heat loss calculation, but the images show where improvements may help.
How the survey works
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In Crossness, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.
- We start with the roof, its history and any signs of damp or heat loss.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
Before we arrive
- Agree roof access with the managing agent if it is shared
- Clear the way to the loft hatch
- Point out any leaks or damp patches
How to book
If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, phone 07833 053749 or email us.
Advice
Honest limits
Some things can’t be seen without opening up the roof, and that sets some limits:
- Hidden layers that need to be opened up to check
- Reliable images in rain, strong wind or on a wet roof surface
- Structural calculations, which need a structural engineer
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.
Roofs we survey in Crossness
- Loft conversions
- Commercial roofs
- Ceilings below the roof
- Pitched roof slopes
- Flat roofs
- Insulated roof spaces
Roof by roof
Felt and asphalt flat roofs
Built-up felt and asphalt roofs can hide trapped water for a long time. Thermal imaging helps suggest where it is, given suitable conditions on the day.
Loft insulation
Insulation frequently gets moved during work in the loft. The camera can show where it no longer covers the ceiling.
How we price thermal roof surveys
All our prices include VAT. The things that change the price are:
- Roof area
- Features like valleys, chimneys, dormers and parapets
- Basic, Standard or Premium
- Building height and the viewpoints available
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
Helping us price your survey
We will typically ask about:
- Where water is showing inside, if it is
- Pictures from the garden or a window, if you have them
- What’s prompted the survey
- Where the property is, with the postcode
To book a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.
Why act early in Crossness
Trapped water can harm decks, timbers and ceilings the longer it stays. Surveying sooner gives you more choice about what to do. In Crossness, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
Why choose Independent Roof Survey in Crossness
- Clear package prices, with VAT included
- Visits on any day of the week
- More than 5,000 surveys completed
- Thermal imaging and drones used where they help
Tips that help
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Tell us where and when you’ve seen damp or stains
- Check the loft can be reached safely
- Ask us about the forecast if rain is expected
- Take photos of stains as they appear, so we can compare
Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.
