Thermal roof surveys near Brede

Thermal roof surveys for homes and businesses in Brede

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. It works best when the building is heated and it’s colder outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. If you’ve noticed damp where roofs meet walls and chimneys and damp patches with no obvious cause, a survey will tell you what’s going on, on commercial roofs, insulated roof spaces and ceilings below the roof alike.

Older buildings in small places like Brede may be listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

What happens if roof problems are left?

Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof. Older and listed buildings around Brede may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden layers that need to be opened up to check
  • Clear results when the conditions on the day are poor
  • Insulation values or heat loss calculations

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey before you book. What a survey covers and doesn’t.

Questions from Brede

Do you cover Brede?

Yes, Brede is one of the places we work. The survey and report are the same in Brede as anywhere else.

Do you cover smaller places like Brede?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can you do a thermal survey in any weather?

The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

Will the camera show exactly where the water is?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

Can you use a thermal camera on a sloping roof?

It can show heat loss and some damp, but it has more limits there. We explain what the images can and cannot tell you, and back them up with a visual inspection and moisture readings.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

Can a thermal survey trace a roof leak?

It is a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. Where it can’t be pinned down, the report suggests a next step, like electronic leak detection.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. For a village or hamlet like Brede, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Point out any leaks or damp patches
  • Let us know about parking before the day

How the survey changes by roof type

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. The camera can give clues to where it’s sitting, when the conditions allow.

Loft insulation

Insulation frequently gets moved during work in the loft. The camera can show where it no longer covers the ceiling.

Airspace, weather and Brede roofs

Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. Durhamford Manor, about 3.3 miles west, is one of the historic houses in the wider area around Brede. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as The Parish Church of St George, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Take a building like Brede Primary School: big roofs are where close-up aerial shots and thermal images show the most at once.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • Which survey package you book
  • Chimneys, valleys, parapets and other details
  • Roof area
  • Height and safe access

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £400, including VAT.

What to tell us when you get in touch

There’s no need for technical words. It is enough to let us know:

  • Pictures from the garden or a window, if you have them
  • Your timetable, such as an exchange date
  • Anything about access we should know
  • What’s prompted the survey

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.
