Thermal roof survey in Chuck Hatch

Thermal imaging works best in the right conditions. It’s useful to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when booking, and the report explains how the conditions on the day affected the results. If you’ve noticed possible trapped moisture under a flat roof covering and missing or slipped insulation, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Chuck Hatch may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Why get it checked now?

For buyers, a thermal survey adds detail that a visual inspection can’t give. Hidden problems found before exchange can be raised with the seller or agent. Older cottages and farmhouses around Chuck Hatch can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before booking.

Take a look at what a roof survey costs or two real surveys.

What we do, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Around Chuck Hatch, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Note where any stains or damp appear
  • Make sure we can get to the back of the property
  • Leave a clear route to the loft

What we are asked to look at in Chuck Hatch

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which suits a purchase that is moving quickly.

Common reasons to book include:

  • Damp where roofs meet walls and chimneys
  • Moisture around outlets and upstands
  • Areas losing heat at the eaves and junctions
  • Stains that keep coming back

Whatever the street in Chuck Hatch, a roof costs least to look after when faults are caught early.

Before booking any roof surveyor

  • Their report turnaround times
  • What insurance they carry
  • What they will not be able to tell you
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

Questions from Chuck Hatch

Does a conservation area affect roof work in Chuck Hatch?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in Chuck Hatch?

Yes, Chuck Hatch is within the area we cover. We survey roofs across London and South East England. You can phone 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.

What do I do with the report?

You’ll get the report by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Can you check my loft insulation with a thermal camera?

It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it is colder outside. We look from the loft as well, where there is safe access.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Confirming water without moisture readings
  • What’s inside walls or under coverings, without opening up
  • Clear results when the conditions on the day are poor

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before booking. The full list of what we check.

What this survey covers

  • Insulated roof spaces
  • Flat roofs
  • Loft conversions
  • Pitched roof slopes
  • Ceilings below the roof

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How we price thermal roof surveys

Not every roof costs the same to survey, and it comes down to:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Height and safe access
  • The type of building, from a house to a block or an office
  • The shape of the roof and its details

All our prices include VAT. Prices start from £400, including VAT. You’ll know the exact price before booking.

Helping us price your survey

When you call or email, these details help:

  • Where any leaks, stains or damp patches show inside
  • Whether there is a loft hatch, a shared roof or tricky access
  • What’s prompted the survey
  • The property’s address and postcode

We confirm the price for the job before you book, so you know where you stand. Prices start from £400, including VAT. For a price for your roof, ring 07833 053749 or email us.
