Thermal roof surveys for homes and businesses in Steel Cross
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where applicable, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. You can ring 07833 053749 or send us an email with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. If you’re worried about damp patches with no obvious cause and wet insulation beneath the membrane, we can find out what’s behind it, whatever the roof.
In a small place like Steel Cross, open ground can mean strong wind. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Prices for thermal roof surveys in Steel Cross
Not every roof costs the same to survey, for these reasons:
- Building height and the viewpoints available
- The use of thermal imaging or a drone
- The type of building, from a house to a block or an office
- The package you choose: Basic, Standard or Premium
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
What to let us know when you get in touch
A little information up front helps. Please include:
- The type of building and roof, such as pitched or flat
- Why you want a survey: buying, a leak, a storm or new work
- Pictures from the garden or a window, if you have them
- Your postcode, so we can check access and travel
To book a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
How the survey changes by roof type
Felt and asphalt flat roofs
Felt and asphalt roofs frequently show wet areas as patches that differ from the rest. We check those patches with moisture readings.
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.
Checking the roof from the ground
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Practical tips
Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:
- Do not climb onto the roof to look for leaks yourself
- Use the report as a baseline for later checks
- Photograph damp patches with the date
- Keep the heating on as usual before a heat loss survey
If you are buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.
Consider a repeat survey after major work on the roof in suitable weather.
The survey, step by step
We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a village or hamlet like Steel Cross, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- You tell us about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Before we arrive
- Move anything stored under the loft hatch
- Note where any stains or damp appear
- If you are buying, check with the agent that we can get in

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

FAQs for Steel Cross
Is Steel Cross in the area you cover?
Yes, Steel Cross is one of the places we work. The survey and report are the same in Steel Cross as anywhere else, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Steel Cross?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
What do I do with the report?
You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
Will the camera show exactly where the water is?
The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.
Does thermal imaging work on slate and tile roofs?
It can be useful, though pitched roofs are normally harder to read. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.
Will you go up on the roof?
Only if it is safe. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
What happens if roof problems are left?
If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. In a place like Steel Cross, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Thermal roof survey starts from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Thermal roof surveys in Steel Cross: local notes
About 3.8 miles north lies Groombridge Place, a reminder of how long the area around Steel Cross has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Take a building like Beacon Academy: thermal images can show where wet insulation sits under a big flat roof. Take an older house close to The Parish Church of All Saints: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
